February 9th, 2011 – 7pm

Call to Order: 7:05pm

Statement of Quorum: Yes 4 of 4 - Nick Iltsopoulos–President, John Rodrigues-VP, Vanessa Peclet-Treasurer, Leah Southern–Dir

Covenant Compliance/Violations & ARC – Reports provided - 30 Resolved since August 2010 - Mike
a) Lots #44 & 45- Clothes Lines out again. Invite to Fining Committee Hearing per BOD (L) - Sent
b) Lot #74 – Must submit ARB App for structure (archway) in back yard + clothes line & clutter - Sent
c) ARC – 6385 & 6384 HV – 2 approvals given to Mike for processing & get supplies to Leah (stamps & envelopes) - Done
VI.
Financials – Emailed to Board-2/8. Reviewed [$640/yr – $160 Qtrly/Annl Mail] – Leah’s Questions answered via email 2/9:
a) NEBS Check Expense – BOD to check for bank reimbursement – Spencer emailed-2/10
b) Progress Energy Expense – BOD to check credit for double charge (during bank transition) – It was not a double-billing
- it was just a billing period shift when the bank account was transferred for lockbox.
c) Reserves - $2,341 to be deposited – Done (see Jan P&L)
d) Collections & Legal Action - Attorney Reports provided. Laos/Obando (6457 WOB-Lot #61) – Lien Exp 2/2. No Atty
update yet (emailed 2/3 & 2/9)-Ledger sent & attorney acting. Lots # 19 & 31 Filed Bankruptcy, so no action advised
e) OUC Bill High – Vanessa will lock pump. John will accompany.
f) Lot 46 – Delinquency Report shows bank-owned but Board says there’s been a new owner for a while – Mike emailed
Collections Mgr (2/17).
g) Laos – Board noted there was a prior judgment noted on Delinquency Report & asked if pursuit was prudent – Mike
emailed attorney.
VII.
Old Business & Maintenance
a) Submersible Pump – Function & Repair - Millennium Invoice Pending – Discharge pipe repair (1/5/11) - $94.50 – Not
approved – John to get detail from Eddie & will check pump again – Wiring was fixed & Millennium Invoice Voided.
b) Road Dip & Exposed Phone Wires & Broken Covers – Hidden Beach Rd (Outside front gate) – Mike working with City &
County Utilities to resolve road & AT&T regarding wires & covers. Leah notes - Road repair originally done by a contractor or
Brighthouse digging up utility lines. ATT – exposed wires (looped hazard) throughout community with broken plastic covers. Mike, to
try to find out who is responsible for replacing. ATT Ticket #027-6879 (866-620-6900). Orange County Gov’t Info (Call Ctr407/836-3111) says it’s City of Orlando jurisdiction. Orlando City Streets & Storm (407/246-2238-Karen) say they inspected/TVed it
(Don Graham) and found no storm system problem, so they won’t fix asphalt until the water line is fixed. They directed to OUC
(Emergency Service Dispatch-Keelee-407/823-9150-9 &/or #750-Call Taker).Sending service tech. Board said it was never level to
begin with. Mike called everyone again and City won’t fix road until the problem is fixed, but OUC says there’s no problem. Last call
was to Charles Smith-Roads Div (407/246-2239).
c) Irrigation – Mike confirmed system only running Tuesdays starting @ 1am.
d) Gate Operator Keys – John says Jose said he doesn’t have. Mike trying to obtain another – Requested
e) Street Lights – Leah authorized A&E to fix 3. A&E can get exact bulbs a bit cheaper for an additional $15 service
charge. Leah OKs – A&E fixed 1, but found different ballast in other (plus 1 wrong address given). A&E believes
homeowners are calling Progress Energy who are replacing burnt lamps with wrong shade.
f) Renew Grant – John Attended and will fill-out paperwork (lots). 2 types – Fix Wall or Beautification. Propose a new
sign by Wall @ corner CRW/Kirkman side - (Tiles over stucco). Only 5% out of HOA pocket. Need 3 quotes, and they’ll
provide vendors. Hovanan sign would have to go and some of the hedge.
g) Hidden Beach Easement – Contractors parked on, trenched, but didn’t replace dirt, just put sod back on, and it’s caving
in and not doing well. Leah has phone # for contractor.
h) Entrance Lights - Conroy/Hidden Beach stick bulbs both out – Leah will give to Nick.
i) Shrubs – Chefeleras - lost a few w/freeze by signs. Wait until March.
j) Tree Trimming – Inside left corner of entrance + 2 more. Leah spoke to Tony Colombo of Jehovah’s Lawn Care who
quoted $70 ea (v. $100 Mill). Mike will verify License, Insurance & Wrks Comp. 407-485-4084 – Left VM
k) Garage Sales – Schedule next meeting.
l) Common Wall – Needs Pressure wash & paint (Clean & Paint E&W; Paint only N) from Richard’s house back (6337
inside). Armand (#7004 Snowbound Sherwin Wlms – Awhite1725@hotmail.com (#83)), TJ All American.
