Land to the rear of the Old Red Lion, Bedford Road For: Beechcroft Land Ltd Comments: Object to the access as this will increase the amount of traffic accessing and egressing an already busy road and dangerous road in close proximity to a bend. Further object in principle to the proposed development on the grounds that: 1. 2. It is not in accordance with the Houghton Regis Strategic Urban Extension Plan. The site has been identified as part of the green open space network. The development would be in conflict with the Framework plan. Comprehensive development providing 169 residential units (including affordable housing) with associated infrastructure including car parking, drainage, pumping station, hard and soft landscaping, footway/cycleway, children’s play space and informal public open space. The development would greatly increase the problem of traffic on an already busy road. It would also lead to too many junctions in close proximity to each other. It is believed that this land contains a number of springs. Bedford Road is not wide enough for the proposed bus stops – lay-bys would need to be created. The proposed separate access onto Bedford Road for 5 dwellings is inappropriate and will only add to the number of junctions close together and will further increase traffic problems. The housing mix is unacceptable – it is too highly weighted at the top end (i.e. 4 bedroom dwellings). Proposed access to the school is in the wrong place.
