Broad specifications for the painting work
to be taken up on regular basis
A.
Internal Painting of Flats
1.
Plastic Emulsion Paint- (Interior Surfaces) walls & ceiling area:
Scrapping of existing paint from the walls and ceiling with sand paper,
cleaning of entire wall surface, levelling and filling of cracks if any with specified
crack filler (Birla putty or of any other equivalent approved make), leveling of
surface by further scrapping and then applying one coat of primer and minimum
two or more coats as may be required of Plastic Emulsion paint. The paint shall
be selected from the approved list of manufacturers ( Asian, Berger, Nerolac, ICI
or equivalent approved ) and of approved shades as per the specifications. Matt
finish shall be given to the painted surface with roller. The cost of painting shall
be all inclusive (including the cleaning of floors and other surface, cost of material,
labour & tools ,scaffolding etc.) to complete the job and shall also include all
taxes etc.
2.
Oil Bound Distemper Paint- ceiling of flats/ staircase area & common
rooms:
Scrapping of existing paint from the walls and ceiling with sand paper,
cleaning of entire surface, filling of cracks if any with specified crack filler (Birla
putty or of any other standard make), leveling of surface by further scrapping and
then applying one coat of primer and two or more coats as may be required of Oil
Bound Distemper (OBD) on ceilings of approved shade as per specifications.
Approved make for OBD are Asian, Berger, Nerolac, ICI or approved equivalent.
The cost of painting shall be all inclusive (including the cleaning of floors and
other surface, cost of material, labour & tools ,scaffolding etc.) to complete the
job and shall include all taxes etc.
Note - If existing paint is plastic emulsion paint on ceiling, then the same may be
retained while repainting and specification at A-1 above may be applied.
3.
Melamine Polish (for wooden storages and main door of the flat):
Scrapping & cleaning of wooden surfaces & filling the same wherever
necessary with putty / primer & applying melamine polish (prior to polishing
scrapping shall be done once again to get smooth finished surface) of approved
shade and make (MRF, Solvosol, Asian or approved equivalent) on the outer
surfaces of wardrobes, main door to provide a uniform look as directed by the
Bank. The cost of painting shall be all inclusive (including the cleaning of floors
and other surface, cost of material, labour & tools ,scaffolding etc.) to complete
the job and shall include all taxes etc.
4.
French polish (internal surface of wooden storages, kitchen cabinets if
provided with French Polish):
Scrapping & applying French polish (2 or more coats as may be required)
of approved shade to give an uniform finish as directed by the Bank. The cost of
painting shall be all inclusive (including the cleaning of floors and other surface,
cost of material, labour & tools, scaffolding etc.) to complete the job and shall
include all taxes etc.
5.
Synthetic Enamel paint (Oil Paint) :
Wooden surface painting:
Removing existing paint completely by scrapping the surface and preparing
it suitable for giving one coat of primer as per the requirement, and applying two
or more coats of 1st quality synthetic enamel paint of approved manufacturer
( Asian, Berger, Nerolac, ICI or approved equivalent) and shade to wooden /
commercial boards surfaces such as doors, windows, shelves, meter box, etc.
The cost of painting shall be all inclusive (including the cleaning of floors and
other surface, cost of material, labour & tools, scaffolding etc.) to complete the
job and shall include all taxes etc.
Metallic surface painting:
Removing old paint by scrapping and cleaning with rust remover to make
the old painted surfaces suitable and providing and applying one coat of metal
primer and two or more coats of 1st quality synthetic enamel paint of approved
make (Asian, Berger, Nerolac, ICI or approved equivalent) shade to steel work
viz. grills, gate, weld mesh, rolling shutters, etc. as per manufacturer’s
specifications with smooth finish. The cost of painting shall be all inclusive
(including the cleaning of floors and other surface, cost of material, labour & tools,
scaffolding etc.) to complete the job and shall include all taxes etc.
