Dear Neighbors,
Our annual Homeowner’s meeting is scheduled for Monday, September 22, 2014, at 7:00pm . The meeting will take place at the Kildeer Village hall , located at 21911 Quentin Road, Kildeer, Il
60047 . Recent attendance in this annual event has been limited so I encourage you to come out and participate.
The agenda for the Homeowner’s meeting includes the following business:
1. Review and vote on Tall Oa ks Homeowner’s Association budget for fiscal year 2015 (October
1, 2014 – September 30, 2015).
2. Capital Reserve project update a. Storm Water Repairs/System Maintenance b. Walking Bridge Repair
3. Hold election for two (2) positions to the HOA board of directors.
4. Business Updates/Open committee positions.
The fiscal 2015 budget is flat from prior year with our annual dues continuing to be at $625. We were able to continue our Storm Water System Maintenance Process but also incorporated our larger
Storm Water Drain Basins repair expense into our 2015 working budget rather continuing to fund these expenses from our capital operating reserves. Other operating expenses in the budget were updated to reflect actual prior year expenses. The proposed 2015 budget is attached and will be reviewed in more detail at our upcoming annual meeting. The HOA Treasurer will issue a separate invoice once the budget is approved. Please note that we have been able to fund several unexpected repairs through our capital improvement reserves such as 2013-2014 Storm Water Drain Basins repair as well as our 2014 Walking Bridge repair. Use of capital reserves is detailed on the bottom of the budget form. We still expect to end the fiscal year with over $29,000 in capital & operating reserves.
We have two board seats open for a three-year term commencing October 1, 2014. I am happy to announce that a new resident to our Tall Oaks community, Justin Leonard has volunteered to serve.
We are still looking for another candidate to step up and help us manage the activities associated with living in our beautiful community. If you have an interest, please contact me in short order so that we may announce you during our annual meeting.

I would like to thank each member of the committees for volunteering and helping our community maintain its high regard within the Kildeer township. One area of concern is the lack of participation and leadership to help continue some of Tall Oaks well established social events such as our Easter
Egg Hunt, Summer Block Party and Holiday Progressive Dinner party. These events are in jeopardy of being discontinued unless someone new steps up and volunteers. If you have some interest in leading or helping please contact myself or a board member.
Finally, in order for the Tall Oaks Home owner’s Association to conduct the necessary business above, a quorum of 18 homeowners (lots) must be present or represented by proxy at the meeting. If you are unable to attend the meeting in person, please complete and sign the attached proxy/voting form and return it to me prior to the meeting.
