1 Finding a suitable property The Exterior Ensure that the roof looks complete and there are no tiles missing. Check that the drainpipes are not damaged or showing signs of leaks. If the window frames are of wooden construction check for signs of decay. Check the windows for cracks or damage. The Interior Ensure that there are no signs of damp, such as dark patches or mould, or flaking wallpaper and paint. Ensure that there are no signs of condensation. Look for signs of pets or infestations such as slug lines, or mouse droppings Gas & Electricity Ensure that the plugs don’t feel hot when switched on and there are sufficient sockets in each room Make certain wiring of the house is not timeworn and cables are not damaged Confirm that any gas fires properly heat up and the flame is not tainted as this may be a sign of a problem Enquire about the relevant Gas and Electrical certificates. Test the provided cooker / electrical appliances to ensure that they work properly Plumbing Check that all the taps in the house operate correctly and hot water is available. Check that any showers provided work properly. Check the bath and sinks, Shower trays for signs of damage. Ensure that the toilets flush. Security and Safety Make sure that the external doors are secure. Do the bedrooms have locks? If not are you allowed to fit them? (Student Properties). Does the property have a working Burglar Alarm? Find out whether there are sufficient smoke detectors and are they working? (Student Properties). Does the property have a Fire Extinguisher and a Fire blanket? (Student Properties).
