SPEAKERS - Anne Ricker and Bill Cunningham,
Principals and Owners of RickerǀCunningham
RickerǀCunningham is a leading real estate advisory
firm based in Denver that services clients
throughout the Central and Southwestern United
States. Anne Ricker, together with her partner Bill
Cunningham, established their practice in February
1993 after working in the real estate division of an
international accounting firm. As seasoned
professionals, Anne and Bill have become trusted
advisors to their clients, both public and private.
With extensive experience in real estate market
analysis, urban redevelopment and vision building,
Anne is frequently engaged in bridging the dialogue
between the public and private sectors. Bill
specializes in designing financing strategies for
public private partnerships that meet the needs of a
range of investor and stakeholder audiences.
While working at Laventhol & Horwath (L&H), they
managed teams working with the FSLIC and
Resolution Trust Corporation (RTC) to identify
solutions for problem assets. Formerly a manager
with the nation’s largest real estate advisory firm,
Gladstone Partners/Arthur Andersen, Bill managed
market, economic and fiscal assignments for a wide
variety of public and private sector clients. Both
are members and speakers for the Urban Land
Institute, International Downtown Association and
American Planning Association. Anne served on the
Board of Downtown Colorado Inc. and was recently
appointed to a Board within the University of
Colorado Medical System charged with growing a
medical infrastructure to support their patients and
patient families.

How does a community maintain its quality of place without
impairing its fiscal well-being? Raise taxes, annex land, increase
fees, establish a moratorium ….? Too often land use and zoning
decisions are made separate and apart from budgetary decisions.
This session will focus on explaining their interdependence and how a
community’s land use and product mix impacts service levels and its
financial health.
Lunch will be provided by Sonny Bryan’s for a cost of $10.00 which
includes; 2 meats, potato salad, cole slaw, baked beans, rolls, tea and
cookies.
