ARM91-715-400065 The Valuation Process Upon instruction the valuer will proceed to inspect the subject property and provide a considered opinion of value utilising the comparative method as defined by the RICS, and as agreed by Aldermore Bank. The valuer will have conducted a review of available comparable evidence and selected those properties considered most relevant at that point in time. Ideally such properties will be of similar type, style, size, location etc. to the subject property and recently sold. In circumstances where the sales of similar properties are not readily available, the valuer will provide a considered opinion of value having regard to his/her detailed and in depth understanding of the market, appropriately comparing and contrasting the attributes of the subject to that of the next best sales evidence available. In order to consider the Appeal Aldermore Bank requires: Minimum of three suitable comparables - details of sales or lettings (if buy to let) of similar properties in close proximity. The transaction must have completed within the last 180 days. Please note the Valuer will verify the details before consideration of the Appeal. Estate Agents marketing letters, details of unsold/unlet properties, automated valuations, indexed valuations, previous or other Valuer opinions of value are not suitable for consideration. The Appeal must be submitted within 7 working days from the date that you were made aware of the valuation. For New Build properties comparables must include a range of both new and second hand properties. All new build comparables must be supported by the Disclosure of Incentives Form(DIF) so that full consideration can be given to any incentives and discounts applicable and comparison to the subject property.
