UNIFORM STONE RIDGE TOA LEASE

The following is a summary of Deed Restrictions contained within the Declaration of Covenants and the Rules and Regulations of Stone Ridge:/

Parking: No street parking or parking on grass at any time. Owners may not park vehicles in/on any of the three

(3) guest parking areas. Parking in Stone Ridge is only in/on driveways and/or in the garage with the door completely closed. All streets in Stone Ridge are designated FIRE LANES. No commercial vehicles, no trucks in excess of ¾ ton, no campers, no mobile homes, no motor homes are allowed to be parked/stored in Stone Ridge at any time. No repairs, service, painting, dismantling or rebuilding conducted on motor vehicles unless inside the garage with door closed.

Nuisances: Residences in Stone Ridge are in close proximity so it is imperative for all to respect the peace and dignity of the neighborhood and the sensitivity of their neighbors. No sound should originate from a unit that can be heard in an adjoining unit, another unit or outside of the unit. This includes but is not limited to “music” , dogs barking and or loud talking/yelling/screaming.

Roofs: Nothing may be attached or placed upon or attached to a roof including but not limited to holiday decoration/s, satellite dishes and or athletic equipment.

Trash/Garbage: Only containers provided by the City of Tampa for refuse disposal shall be used and placed curbside not more than twelve (12) hours before any scheduled pick-up. Trash containers may not be stored outside of the garage in sight at any other time/s. Any other trash/garbage/refuse/construction material/discarded household furnishings/appliances and/or discarded electronic equipment must be stored in the garage with the door closed until picked-up. SHOULD ANY OF THE FOREGOING BE PLACED OUTSIDE PRIOR

TO PICK-UP THE ASSOCIATION MAY WITHOUT NOTICE TO THE TENANT OR LANDLORD ARRANGE FOR

IMMEDIATE PICK-UP BY A PRIVATE VENDOR AND CHARGE THE EXPENSES FOR THE PICK-UP AND DISPOSAL TO

THE LANDLORD’S SECURITY DEPOSIT.

Animals: One (1) dog under twenty pounds, maximum of two (2) cats other customary household pets are allowed. Pet owners must immediately pick-up excrement from any grass or concrete surface. $200 nonrefundable fee for dog owners payable to Association within thirty (30) days from bringing the dog onto the property. The designated dog-walk area is the path at the end of Stone View Drive leading to the Community

Club.

Signage: Only one (1) FOR SALE sign, not to exceed 2’ X 2’ indicating that the property is for sale or lease, but no other sign/s of any kind. No window signs.

Pond: There are no boats or any other type/kind of flotation devise/s allowed in the pond at any time. From time to time alligators find their way into the pond. DO NOT FEED THE ALLIGATOR/S. Report alligator observation/s to the Florida Alligator Hotline – 866/392-4286.

Financial Responsibility – Landlords are financially responsible for the deed restriction violations of their tenants including but not limited to the $500.00 Landlord Deposit.

Windows – No window AC units are allowed. No tinting allowed.

The above are only selected restrictions. There are others contained within the Declaration of Covenants and Rules and Regulations for Stone Ridge.
