This unit standard is for people who intend to operate as a
residential property manager in the real estate industry.
People credited with this unit standard are able to:

outline impacts of a natural disaster on the residential
property market;

demonstrate understanding of own crisis response as a
residential property manager; and
–
demonstrate understanding of crisis response processes
for residential property management in the event of a
disaster.

Assessment
This unit standard must be assessed on the basis of evidence of demonstrated
performance in the workplace or in simulated work situations designed to draw upon
similar performance to that required in the workplace.

Outline impacts of a natural disaster on the residential property market.

eruption, flood.
Evidence requirements
1.1
Impacts of a natural disaster on the residential property market are outlined with
reference to the ability to sell, buy, and rent residential property.
Range
two short term (days to weeks) impacts.
Outcome 2
Demonstrate understanding of own crisis response as a residential property manager.
Evidence requirements
2.1
Procedures to be applied in disasters and emergencies are explained in
accordance with organisational policies and procedures.
Range
procedures relate to – own role in an emergency, emergency
evacuation scheme, first aid, lifts, loss of phone connection,
damage to buildings, employee and management phone lists,
communicating location and well-being when offsite.
Outcome 3
Demonstrate understanding of crisis response processes for residential property
management in the event of a disaster.
Evidence requirements
3.1
Procedures for contacting clients and customers following a disaster are
explained in accordance with organisational policies and procedures.
3.2
Obligations to landlords and tenants when property is damaged or destroyed
are explained in accordance with the Residential Tenancies Act 1986.

3.3
Procedures regarding the management of properties following a disaster are
explained in accordance with organisational policies and procedures.
Range
3.4
obligations include but are not limited to those relating to – notice
of termination of tenancy, abatement of rent, repair of damage,
supply of essential services.
procedures may include but are not limited to – availability of keys,
location of information on rental properties.
Evidence of two procedures is required.
Procedures for minimising impact on the company in the event of a disaster are
explained in accordance with organisational policies and procedures.
