No. EHS/12/09 Policy Adopted: May 29, 2009 IMF Environmentally Sustainable Policies and Plans Title: Overall Solid Waste Management Policy Scope The scope of each component of this waste management policy is for the HQ1 and HQ2 buildings: Ongoing consumables: Durable goods: Facility alterations and additions: Mercury-containing lamps: Goals Overall goals will be to reduce waste going to landfills and increase recycling, while pushing for continuous improvement and increased awareness. The intent of this policy is to establish minimum source reduction and recycling program elements and to facilitate the reduction of waste and toxins that are generated by building occupants and building operations and that are hauled to and disposed of in landfills or incinerated. Performance Metrics Performance for this policy will be measured by tracking the percentage of waste in each category of materials that is diverted from the waste stream. Procedures and Strategies The building will take the following general steps to reduce waste output and promote recycling in the building: Work to reduce waste through source reduction in purchasing and increased use of recycling, composting, and other waste diversion methods. Provide recycling containers throughout the building: o Employee workspaces, common areas, entryways, cafeterias Promote increased recycling by building occupants by providing recycling information and distributing recycling promotional materials to building occupants on a regular basis. Provide storage areas for materials gathered for recycling until these are picked up by the recycling hauler. The building will meet the requirements of the sub-policies listed below. These policies include benchmarks for waste management in: Ongoing consumables Durable goods Facility alterations and additions In addition to complying with the above, the building will recycle all mercury-containing lamps. 2 Responsible Party Party responsible is the Fund’s Property Manager reporting to the Chief, Operations and Maintenance Section, Facilities Management Division. Time Period This policy will be put in place for the life of the building, receiving updates yearly to maintain a high standard in environmental policy. This policy will be revised as necessary to continue to meet or exceed the LEED-EB requirements. 3 Subtitle: Solid Waste Management: Ongoing Consumables Recycling Scope The scope of this ongoing consumables recycling policy is the entire building and site. Goals To facilitate the reduction of waste and toxins generated from the use of ongoing consumable products by building occupants and building operations that are hauled to and disposed of in landfills or incineration facilities. Performance Metric Performance for this policy will be measured by tracking the percentage of ongoing consumables diverted from the waste stream. It is the building policy that at least 70 percent (by weight or volume) of ongoing consumables will be diverted from the waste stream through reuse, recycling, or composting. At least 80 percent of discarded batteries will be diverted from the waste stream. Procedures and Strategies Ongoing consumables addressed include but are not limited to: paper, toner cartridges, glass, plastics, cardboard, old corrugated cardboard, food waste, and metals. Batteries addressed by this policy include all portable dry-cell batteries such as single-use and rechargeables used in radios, phones, cameras, computers and other equipment. This policy will be revised as necessary to continue to meet or exceed the LEED-EB requirements. 4 Subtitle: Solid Waste Management: Durable Goods Recycling Scope The scope of this durable goods recycling policy is for the HQ1 and HQ2 building and site. Goals To facilitate the reduction of waste and toxins generated from the use of durable goods by building occupants and building operations that are hauled to and disposed of in landfills or incineration facilities. Performance Metric Performance for this policy will be measured by tracking the percentage of durable goods diverted from the waste stream. It is the building policy that at least 75 percent of durable goods (by weight, volume replacement value) will be diverted from the waste stream through reuse, recycling, or composting. Procedures and Strategies Durable goods addressed include but are not limited to: Office equipment, appliances, external power adapters, televisions, and other audiovisual equipment. Durable waste stream goods are defined as goods leaving the building, site, and organization that have fully depreciated and reached the end of their useful lives. Durable goods that remain useful and functional and are moved to another floor or building do not qualify. Time Period This policy will be put in place for the life of the building, receiving updates yearly to maintain a high standard in environmental policy. This policy will be revised as necessary to continue to meet or exceed the LEED-EB requirements. 5 Subtitle: Solid Waste Management: Facility Alterations and Additions Recycling Scope The scope of this facility alterations and additions recycling policy is for the HQ1 and HQ2 building and site. Goals To divert construction and demolition waste from disposal to landfills and incineration facilities. Redirect recyclable recovered resources to the manufacturing process. Redirect reusable materials to appropriate sites. Performance Metric Performance for this policy will be measured by tracking the percentage of waste from facility alterations and additions that is diverted from the waste stream. It is the building policy that at least 70 percent of waste (by volume) generated from facility alterations and additions will be diverted from the waste stream through reuse, recycling, or composting. Procedures and Strategies Before the project starts, a construction waste recycling plan designed to achieve the maximum practical level of recycling will be developed. Examples of materials that will be addressed by the plan include, but are not limited to, building components and structures, panels, attached finishings, carpet and floor material, adhesives, sealants, paints and coatings. During each construction project, the recycling plan will be implemented. The total amount of construction waste and the total amount of recycled construction waste will be documented. Responsible Party The Chief of the Design and Construction Section is responsible for ensuring that appropriate documentation is obtained from the contracted construction vendor. The Fund’s contractors are responsible for tracking recycling during the facility alteration or addition. Time Period This policy will be put in place for the life of the building, receiving updates yearly to maintain a high standard in environmental policy. This policy will be revised as necessary to continue to meet or exceed the LEED-EB requirements.
