MAINTENANCE
Preventive maintenance adalah kaedah penyelenggaran yang dilakukan untuk mengurangkan/mengelakkan kerosakkan peralatan/mesin yang juga akan meyebabkan kerugian.
Contoh : Sistem penghawa dingin di studio/MCR –tiada downtime yang dibenarkan.
Data prestasi peralatan diambil dan dikaji bagi menentukan peralatan beroperasi dalam keadaan optimum.
Contor : Winding Insulation Test.

Penyelenggaraan Apabila Rosak
Lazim dilakukan kerosakkan harus diperbaiki segera.
Air Cond : Kerosakan pada kompressor,cooling coil yang bocor, motor kipas terbakar, kerosakkan pada komponen kawalan.
Peruntukan perlu ada dengan kadar segera.
• Penyelanggaraan Berjadual.
Ianya melibatkan kerja-kerja mengambil data prestasi peralatan
Kerja-kerja penukaran/ penggantian berkala.
Contoh ; Minyak kompressor, pencucian filter, dll.
• Kontrak yang dibuka kepada kontraktor-kontraktor berdaftar dengan Kementerian Kewangan atau PKK atau
Badan-Badan yang mengiktiraf kontraktor bagi melaksanakan kerja-kerja penyelnggaraan samaada secara
• Berkala/jadual-Konprehensif /Non comprehensive.
Kerja-kerja Utama : mengambil data prestasi dan membuat pencucian peralatan secara berkala.
• Baikpulih apabila Rosak

Maintenance Scope of work
The contractor shall provide all materials, appliance, labor and necessary incidentals to carry out the following :-
The contractor shall advice the S.O. of defects on any part/s of the system observed during routine inspection and service and shall repair such defects.
The contractor shall provide emergency repair service during normal working hours and also during overtime hours if required to do so by the S.O.
The contractor shall also periodically instruct the operators responsible for the operation of the aforesaid system and equipment on correct and safe method of operating the plant and equipment.

(e)The contractor shall also carry out repairs arising out of his neglect during periodical maintenance or arising due to his failure to carry out the periodical maintenance. Such repairs inclusive of supply of parts shall be carried out by the contractor at no additional charge to the government.
All repairs on the aforesaid system and equipment shall also be guaranteed by the contractor against defects in workmanship and materials for a period of one year to take effect from date of completion of repairs.
• Workmanship and material
The work described in this specification shall be performed by workmen skilled in the inspection, service, maintenance and repair of the aforesaid system and equipment.
All materials to be supplied in connection with the work under this specification shall be new, unused and shall generally be of the best quality as regard manufacture and performance.
Supervision
The contractor shall have a foreman in charge of the inspection, service, maintenance and repair work to be carried out under this specification. This foreman must be thoroughly competent in supervising the inspection, service, maintenance and repair of aforesaid system and equipment and shall be in the direct employ of the contractor, and acceptable to the S.O.
The contractor shall have in his direct employ, workmen who are especially skilled in the inspection, service, maintenance and repair of the aforesaid system and equipment.

Service and maintenance records

The contractor shall provide a service and maintenance record book for aforesaid system and equipment being serviced and maintained by him. This record book shall be kept in the plant room of the system and details of all service, maintenance and repairs carried shall be entered by the contractor into this book for checking purposes.
The address and telephone number of the contractor's service station shall also be entered into this record book to facilitate emergency service calls.

The contractor shall also keep an accurate detailed record in duplicate of all inspection, service, maintenance and repair work carried out by him on the aforesaid system and equipment. This record shall be in the form of a Maintenance/Repair Sheet and shall be countersigned by the building owner or S.O each time the aforesaid system and equipment is attended to by the contractor. A copy of this record shall be submitted to the S.O at the end of each month.

Cost for service and maintenance
•
The cost for the service and maintenance of the aforesaid system and equipment during the guarantee period shall be inclusive in the tender price for the works and quoted by the contractor at the time of submitting tender. No additional cost shall be paid to the contractor for service and maintenance during the guarantee period other than that provided for in the tender price.

However, the cost for service and maintenance of the aforesaid system and equipment for the period after the expiry of the guarantee period shall be quoted separately from the tender pricing under clause 3.8 for a two (2) year duration. In the event that the government decides to accept this offer, the contractor may be required to enter into a service contract based on this cost for the duration with the government on the standard form of contract for Service and Maintenance of the aforesaid System and Equipment (a copy of this Standard Form may be inspected at the Office of the Pengarah, Cawangan
Kejuruteraan Mekanikal, Ibu Pejabat J.K.R., Jalan Tun Ismail, Kuala Lumpur).
