Government Buildings Agency mandates BIM 9 december 2011 14 juni 2012 Subjects: • Building Information Modelling: present situation • Importance of BIM for the Government Buildings Agency • Connection with functional specification • First results: 3 models for Maincontracting • Challenges for the supply chain • Questions? 2 Building Information Modelling 3 Our view of working with BIM: • Central 3D model or combination of models • All data needed in the proces of design, construction and maintenance integrated in the model • Used by all parties in the proces 4 BIM applications and file formats • Wide variety of BIM applications for modelling and analysis of different aspects • No strong international standards yet • Exchange between BIM applications not always reliable 5 Penetration in the Dutch building sector? • In the past few years the use of BIM applications by construction companies, design offices and other parties has seriously increased • However, no mainstream yet: mostly ‘in company’ use, incidental exchange between parties 6 BIM in the Government Buildings Agency 7 Motivation for Rgd BIM standard: BIM fits Rgd’s decision to fully concentrate on its role as public real estate procurer: • Rgd needs building information to be in control on individual buildings as well as the entire building stock (7,000,000 m2) • Diminishing inefficiency – especially in maintenance and operation 8 Embedding in various types of contracts: Best chances in long-term contracts for maintenance (M): • DBFMO: 8 contracts to be tendered from 2011 on • Maincontracting maintenance: 3 pilot contracts in 2012 • DBM: under development 9 Which requirements in BIM standard? • All physical an spatial elements represented in the model – in principle in 3D • Functional specifications attached to this representation • All required building documentation and information extracted from the model 10 Applications and file formats • Contractor may choose any BIM application or file format • Extracted files in DWG (conventional plans, sections) and IFC (3D model) • Native format BIM files must also be provided for development purposes 11 BIM – Functional specification 12 Functions and requirements • DBFMO, DBM, Maincontracting: contracts based on functional specification • Expressed in terms of functions and requirements • Functions and requirements stored in database (Relatics) 13 14 15 BIM as a regular information service: • Alterions to building reflected in the model • Extracted documents up-to-date and available at all times • Extracted documents subject to monitoring and payment mechanism 16 Rgd BIM standard is version 1.0 ! • First priority: getting BIM exchange to actually work • Experience leads to improved versions of standard • Further development of standard communicated with organisations representing the construction sector • Rgd monitors the actual use BIM in the supply chain + ICT developments 17 First results 18 Three models for maincontracting: • Revit models commisioned by Rgd • Based on as-built drawings + on site verification and additional measurement • Limited to construction and spatial elements + functional specifications (no MEP) • Handover to maincontractor planned July 2012 19 20 13 april 2015 21 13 april 2015 22 13 april 2015 23 13 april 2015 Challenges 24 BIM applications and file formats • Problem: future development of applications uncertain – in particular with respect to exchange between apllications • Challenge: practical choices among present applications and formats for maximum result – keep a close eye on further developments in BIM software 25 Information exchange between parties • Problem: present culture of information exchange still largely based on one-time hand over of paper documents • Challenge: start experimenting with information requirements in long term contracts, aiming at permanent management and exchange of digital information 26 Existing buildings in use • Problem: existing information (esp. drawings) often incomplete / inconsistent / unreliable; disturbance of user proces not allowed • Challenge: efficient interpretation of existing drawings and other documents • Challenge: efficient application of techniques for measuring and verification on site 27 Questions? 28
