NOTICE
Requirement of Premises for our OLD TOWN (KEONJHAR) Branch
Offers are invited from interested parties, who are ready to lease out their premises
at Old Town, Keonjhar for Currency Chest (Proposed) on the Ground Floor and
Branch on the First Floor on long lease 20 years or more. The interested parties
are required to construct “AA” Class Currency Chest and branch premises as per
construction plan provided by the bank. They have to obtain permission from
Municipality/ Town Planning and local bodies for such construction.
The cover containing Technical details should be marked Envelope No.1 and super
scribed with `TECHNICAL BID’ and the cover containing Financial details should
be marked Envelope No. `2’ and super scribed with `FINANCIAL BID'. Both
these covers duly sealed should be put in a 3rd cover super scribed with, `Offer of
Premises for Bank of India, Old Town Branch and Currency Chest” and it
should also bear the name and address/Phone/Mobile No. of the Offeror. The 3rd
cover duly sealed should be submitted to the Zonal Manager, Keonjhar Zonal Office,
Mining Road, Keonjhar, Odisha 758001 within the last date ( i.e by 2 PM of 25th
October 2014) and submitted as detailed below.
1) The landlord should be in a position to complete the construction as per plan
and handover the premises fully constructed with all statutory permission
within a maximum period of Four months.
2) The Premises should preferably be on the Main Road with a frontage of at
least 40 ft. It should have space for vehicle parking, provision of ATM.
3) The carpet area of the premises should be about 2000 sft on the Ground
Floor for Currency Chest and ATM and about 1600 sft on the First
Floor for branch. The carpet area will not include the staircase portion or any
common area. The space should mostly be open type i.e. without much
partition/ load bearing walls. Provision of space for generator set is
mandatory.
4) Premises should be leased to Bank preferably for a period of 20 years or
more. Lease deed is to be executed as per Bank’s format only. The
enhancement of rent during lease period would take place after every 5
years and the rate of enhancement would be in the range of 10% to 20%
depending on the locality/premises concerned. The landlord should be ready
to abide by Bank’s standard Lease terms.
5) The premises must have permission/license for commercial usage or the
landlord should be in a position to arrange such permission/license from
appropriate authority for establishing commercial status of the premises
before handing over possession.
6) Landlord should submit offer directly and not through Brokers.
7) The premises must be free from any dispute/ court case and also there
must be absolute ownership document/deed in the name of the offeror/s in
respect of the premises.
8) The premises should have three phase electricity connections by separate
meter, Running drinking water supply facilities, toilets and other basic
facilities.
9) The offers as above should be submitted in Bank’s prescribed format only
(enclosed herewith).
10) The offers in which Technical and Financial bids are not found in
separate sealed cover would be rejected and not considered.
11)
The Bank reserves the right to accept/reject any/all offers
without assigning any reason whatsoever.
Blank Bid application forms will be available from our above office address during
office hours. It can be downloaded from the web site www.bankofindia.co.in. The
blank bid application forms are available at our Old Town Branch upto 20th
October 2014.
Last Date of Submission of bids on or before 25th Oct 2014 up to 2.00 PM
at our Zonal Office.

Guidelines and instructions for filling Bid Forms
(Part I and Part II) for Offer of premises for Bank of India
Branch & Currency Chest at Old Town, Keonjhar

You are requested to submit your offer in enclosed quotation forms in sealed covers
as stated in the notice above. Please ensure to submit the same to The Zonal
Manager, Keonjhar Zonal Office, Mining Road, Keonjhar, Odisha 758001
within the last date , i.e. 25.10.2014 by 2 PM.
 While filling the quotation forms, please use the prescribed forms only.
 Please Do not quote rent anywhere in Part I (Technical Bid) of the form.
 In case you desire to stipulate any term and condition, the same should be
mentioned in Part I (Technical Bid) separately.
 Each part should be kept in a separate cover and the cover containing Technical
details should be marked `Envelope No.1' and super scribed with `TECHNICAL BID'
and the cover containing financial details should be marked `Envelope No.2' and
super scribed with `FINANCIAL BID'. Both these covers duly sealed should be put in
a 3rd cover super scribed with "`Offer of Premises for Bank of India, Old
Town Branch and Currency Chest” " and it should also bear the name and
address/phone/Mobile no. of the offeror. The 3rd cover duly sealed should be
addressed to The Zonal Manager, Keonjhar Zonal Office, Mining Road,
Keonjhar, Odisha 758001 within the last date , i.e. 25.10.2014 by 2 PM.
 The offers in which technical and financial bids are not found in separate sealed
covers would be rejected and not considered.
 The Bank reserves the right to accept /reject any/all offers without assigning any
reason whatsoever. No Brokerage will be paid by the Bank.
Note:- PREMISES WILL BE TAKEN ONLY ON THE CARPET AREA BASIS and after
completion of the following works by the Owner of the Premises on their own
cost.
 Specifications for construction of Currency Chests (Construction cost to be borne by
landlord) : Approx 500 sft of Currency Chest of 4 walls and roof and floor thickness
45 cm Concrete mix (IS456) : M40 (Minimum) with Steel Grid in walls : 16 mm dia
TOR steel In walls, floor and roof Steel mesh made by placing and tying rebars at
200x200 c/c both ways; one such mesh placed Staggered on both the faces of each
wall, floor And roof, in such a manner so as to make less than 100x100 c/c through
opening.
 All other specifications as applicable for “AA” class Currency Chest (strong
room doors will be provided by the Bank. (Other specifications can be obtained from
our Zonal Office).
 Other construction on the ground floor will be for ATM, Security Guard Rest Room,
Cash Sorting Rooms and toilets. First Floor construction will be generally of hall type
with strong room and toilets and for all construction layout will be provided by the
Bank / Architect.
 Completion certificate in respect of stipulated quality, quantity & specification to be
obtained from Bank’s Engineer/Architect or any person duly authorized by the Bank
for this purpose.
 Shutter & Collapsible gate must be provided at the entrance as directed by the
Bank shall have to be provided whenever required. Collapsible gate will be painted
with black enamel paint and shutter with blue enamel paint.
 Floor (Ground /First) shall be provided with the 2’x2’ size Vitrified Tiles of approved
Shade & Make as directed by the Bank along with skirting except the currency chest
area where polished Kota stone flooring has to be provided.
 Permanent Stairs with Stainless Steel Hand Rail & granite/marble/ tile top or as
directed by the Bank should be provided to access the Bank areas (i.e. main
premises, first floor or any other such area which may require access).
 Proper leveled ,finished & firm base with adequate safe space as per the Banks
requirement along with permission (if required) from the local authorities has to be
provided for placing Diesel Generator for Bank for power back up purpose without
any rent.
 Proper & adequate space has to be provided for installing the outdoor units of the Air
conditioners installed in the Bank Premises without any rent.
 Proper space free from any disputes shall be provided for installation of the Banks
Signage /Glow Sigh Board as per the Banks requirement without any rent.
Adequate power connection ( 25 KWA 3 Phase Electricity) Connection with separate
meter has to be provided as per the banks requirement. Cost of the Transformer
to be installed to meet the required power load of the Bank will be borne
by the premises owner.
 Separate water connection with adequate head/pressure & quantity (as per Banks
requirement) shall be provided along with water meter or else proper supply through
boring should be provided.
 All sort of no objection certificate(If required) must be provided by the owner to the
Bank at the earliest from the concerned authority at his own cost & expenditure.
Note: Any or all the specifications as detailed herein above including that of Currency Chest
may be altered/modified/revised as per the Banks requirement/RBI norms, any time during
the course of construction. Permissions from the concerned authorities (i.e Police, Local
Administration etc) for executing the furnishing/construction works which may be carried out
Day & night & on holidays has to be arranged by the owner himself.
