Mobile County Residential Market
Prices: For the month of November, 2013, the average sales price increased from $123,910 in October to $128,973, a
4.09 percent change. The median sales price increased from $99,900 to $112,750 in the same period, or by 12.86 percent.
Sales: The number of sales in November decreased by 15.54 percent from October, having a total of 250 sales. Compared
to last year, total sales decreased by 2.34 percent, or from 256 to 250 sales.
Volume: Of the 250 total sales, 204 sales were under $200,000, representing 81.60 percent of the entire market. In
November, 2012, sales under $200,000 represented 85.16 percent of total sales. Compared to November, 2012, sales in
the $200,000-$299,999 range increased by 23.08 percent, or from 26 to 32 sales. In the same time period, sales in the
$300,000-$499,999 range increased by 37.50 percent, or from 8 sales to 11 sales in November, 2013.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in November
increased by 14.50 percent, or from 10.48 in October to 12.00. Compared to last year, the month’s inventory decreased by
0.33 percent, or from 12.04 to 12.00 in November, 2013.
U.S.: The U.S. market in September showed a 17.6 percent decrease in sales from August. Average sales price decreased
from $256,600 to $246,300, a 4.0 percent change. Median sales price decreased by 5.3 percent, or from $209,700 to
$198,500. There was no change in inventory month’s supply. Compared to September, 2012, inventory month’s supply
decreased by 9.3 percent, or from 5.4 to 4.9.
Overall Analysis: For November, the Mobile housing market showed increases in sales price and month’s inventory
since October. Compared to last year, sales and average sales price decreased while median sales price and month’s
inventory decreased. The U.S. market in September showed a decrease in sales and sales price and an increase in sales
inventory month’s supply.
