Mobile County Residential Market

Prices: For the month of February, 2015, the average sales price increased from $130,103 in January to $150,817, a 15.92 percent change. The median sales price increased from $110,000 to $126,350 in the same period, or by 14.86 percent.

Sales: The number of sales in February increased by 1.12 percent since January, having a total of 270 sales. Compared to last year, total sales decreased by 2.17 percent, or from 276 to 270 sales.

Volume: Of the 270 total sales, 208 sales were under $200,000, representing 77.04 percent of the entire market. In

January, 2015, sales under $200,000 represented 83.15 percent of total sales. Compared to January, 2015, sales in the $0-

$99,999 range decreased by 19.83 percent, or from 121 sales to 97 sales. In the same time period, sales in the $300,000-

$499,999 range increased by 114.29 percent, or from 7 sales to 15 sales in February, 2015.

Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in February decreased by 2.21 percent, or from 9.97 in January to 9.75 in February. Compared to last year, the month’s inventory decreased by 5.43 percent, or from 10.31 to 9.75 in February, 2015.

U.S.: The U.S. market in December showed a 17.7 percent increase in sales from November. Average sales price increased by 0.4 percent since November, and increased by 6.7 percent from the previous year . Median sales price increased by 0.5 percent, or from $207,200 to $208,200. Compared to December, 2013, median sales price increased by 5.3 percent, or from $197,700 to $208,200. Inventory month’s supply decreased by 13.7 percent since November,

2014.

Overall Analysis: For February, the Mobile housing market showed increases in average and median sales price and number of sales, while showing a decrease in month’s inventory supply since January. Per the latest national housing statistics, the U.S. market in December showed an increase in sales, average and median sales prices, while inventory month’s supply decreased since November 2014.
