Mobile County Residential Market
Prices: For the month of June, 2015, the average sales price decreased from $156,848 in May to $144,234, an 8.04
percent change. The median sales price decreased from $132,900 to $129,400 in the same period, or by 2.63 percent.
Sales: The number of sales in June increased by 17.97 percent since May, having a total of 466 sales. Compared to last
year, total sales increased by 38.69 percent, or from 336 to 466 sales.
Volume: Of the 466 total sales, 364 sales were under $200,000, representing 78.11 percent of the entire market. In May,
2015, sales under $200,000 represented 75.44 percent of total sales. Compared to May, 2015, sales in the $0-$99,999
range increased by 40.80 percent, or from 125 sales to 176 sales. In the same time period, sales in the $150,000-$199,999
range increased by 26.56 percent, or from 64 sales to 81 sales in June, 2015.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties decreased by 15.66
percent, or from 7.09 in May to 5.98 in June. Compared to last year, the month’s inventory decreased by 31.19 percent, or
from 8.69 to 5.98 in June, 2015.
U.S.: The U.S. market in April showed a 10.9 percent increase in sales from March. Average sales price increased by
3.0 percent since March, and increased by 5.3 percent from the previous year. Median sales price increased by 3.8
percent, or from $210,700 to $218,700. Compared to April, 2014, median sales price increased by 8.5 percent, or from
$201,500 to $218,700. Inventory month’s supply increased by 13.0 percent since March, 2015.
Overall Analysis: For June, the Mobile housing market showed an increase in the number of sales, but showed decreases
in average sales price, median sales price, and in month’s inventory supply since May. Per the latest national housing
statistics, the U.S. market in April showed an increase in sales, average and median sales prices, and inventory month’s
supply since March 2015.
