Mobile County Residential Market
Prices: For the month of May, 2015, the average sales price increased from $139,916 in April to $156,848, a 12.10
percent change. The median sales price increased from $120,000 to $132,900 in the same period, or by 10.75 percent.
Sales: The number of sales in May increased by 2.86 percent since April, having a total of 395 sales. Compared to last
year, total sales decreased by 1.0 percent, or from 399 to 395 sales.
Volume: Of the 395 total sales, 299 sales were under $200,000, representing 75.44 percent of the entire market. In April,
2015, sales under $200,000 represented 79.95 percent of total sales. Compared to April, 2015, sales in the $100,000$149,999 range increased by 15.96 percent, or from 94 sales to 109 sales. In the same time period, sales in the $200,000$299,999 range increased by 45.83 percent, or from 48 sales to 70 sales in May, 2015.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties decreased by 0.70
percent, or from 7.14 in April to 7.09 in May. Compared to last year, the month’s inventory decreased by 2.61 percent, or
from 7.28 to 7.09 in May, 2015.
U.S.: The U.S. market in March showed a 37.3 percent increase in sales from February. Average sales price increased
by 3.4 percent since February, and increased by 4.7 percent from the previous year. Median sales price increased
by 4.4 percent, or from $201,900 to $210,700. Compared to March, 2014, median sales price increased by 7.1 percent, or
from $196,700 to $210,700. Inventory month’s supply decreased by 2.1 percent since February, 2015.
Overall Analysis: For May, the Mobile housing market showed increases in average sales price, median sales price, and
number of sales, while showing a decrease in month’s inventory supply since April. Per the latest national housing
statistics, the U.S. market in March showed an increase in sales, average and median sales prices, while showing a
decrease in inventory month’s supply since February 2015.
