Mobile County Residential Market
Prices: For the month of June, 2014, the average sales price increased from $134,123 in May to $148,027, a 10.37 percent
change. The median sales price increased from $117,500 to $130,500 in the same period, or by 11.06 percent.
Sales: The number of sales in June decreased by 16.33 percent from May, having a total of 333 sales. Compared to last
year, total sales decreased by 5.4 percent, or from 352 to 333 sales.
Volume: Of the 333 total sales, 266 sales were under $200,000, representing 79.9 percent of the entire market. In June,
2013, sales under $200,000 represented 82.7 percent of total sales. Compared to June, 2013, sales in the $150,000$199,999 range increased by 37.2 percent, or from 43 sales to 59 sales. In the same time period, sales in the $0-$99,999
range decreased by 27.1 percent, or from 155 sales to 113 sales in June, 2014.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in June increased
by 18.3 percent, or from 7.16 in May to 8.47 in June. Compared to last year, the month’s inventory decreased by 5.89
percent, or from 9.0 to 8.47 in June, 2014.
U.S.: The U.S. market in April showed a 18.9 percent increase in sales from March. Average sales price increased by
2.4 percent since March, and increased by 3.7 percent from the previous year. Median sales price increased by 2.4
percent, or from $196,700 to $201,500. Compared to April, 2013, median sales price increased by 5.1 percent, or from
$191,800 to $201,500. Inventory month’s supply increased from 5.1 to 5.7, an 11.8 percent change.
Overall Analysis: For June, the Mobile housing market showed increases in average sales price, median sales price and
month’s inventory while total number of sales decreased since May. Per the latest national housing statistics, the U.S.
market in April showed an increase in sales, average and median sales prices, and inventory month’s supply.
