The median sales price increased from $115,000 to $119,000 in the same period, showing an increase by 3.48 percent. Sales: The number of sales in May increased by 12.32 percent from March, having a total of 401 sales. Compared to May, 2012, total sales increased by 15.90 percent, or from 346 sales to 401 sales in May, 2013. Volume: Of the 401 total sales, 325 sales were under $200,000, representing 81.05 percent of the entire market. Of the 325 sales that were under $200,000, 31.08 percent of those sales occurred in the $100,000-$149,999 range. Sales in the $150,000-$199,999 range increased by 10.42 percent, or from 48 to 53 sales. Compared to May, 2012, sales in the $300,000-$499,999 range increased by 70.00 percent, or from 10 sales to 17 sales in May, 2013. Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in May decreased by 10.71 percent, or from 8.31 in April to 7.42. Compared to May, 2012, the month’s inventory decreased by 18.91 percent, or from 9.15 to 7.42 in May, 2013. U.S.: The U.S. market in March showed a 27.3 percent increase in sales from February. Average sales price increased from $220,900 to $233,100, a 5.5 percent change. Median sales price increased by 6.2 percent, or from $173,200 to $183,900. The inventory month’s supply increased by 2.2 percent. Compared to March, 2012, inventory month’s supply decreased by 24.2 percent, or from 6.2 to 4.7. Overall Analysis: For May, the Mobile housing market showed increases in sales and sales price since April. Inventory month’s supply continues to decrease from the previous month and years. Overall, the U.S. and Mobile markets show optimistic prospects as higher-priced sales continue to increase.
