Mobile County Residential Market
Prices: For the month of January, 2015, the average sales price increased from $127,327 in December to $130,329, a 2.36
percent change. The median sales price increased from $105,000 to $110,000 in the same period, or by 4.76 percent.
Sales: The number of sales in January decreased by 16.67 percent since December, having a total of 265 sales. Compared
to last year, total sales increased by 9.05 percent, or from 243 to 265 sales.
Volume: Of the 265 total sales, 220 sales were under $200,000, representing 83.02 percent of the entire market. In
December, 2014, sales under $200,000 represented 84.91 percent of total sales. Compared to December, 2014, sales in the
$0-$99,999 range decreased by 19.46 percent, or from 149 sales to 120 sales. In the same time period, sales in the
$100,000-$149,999 range decreased by 11.59 percent, or from 69 sales to 61 sales in January, 2015.
Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in January
increased by 13.11 percent, or from 8.77 in December to 9.92 in January. Compared to last year, the month’s inventory
decreased by 15.14 percent, or from 11.69 to 9.92 in January, 2015.
U.S.: The U.S. market in November showed a 20.8 percent decrease in sales from October. Average sales price
decreased by 0.2 percent since October, and increased by 4.1 percent from the previous year. Median sales price
decreased by 0.1 percent, or from $207,500 to $207,200. Compared to November, 2013, median sales price increased by
6.0 percent, or from $195,500 to $207,200. Inventory month’s supply did not see a change since October, 2014.
Overall Analysis: For January, the Mobile housing market showed increases in average and median sales price and
month’s inventory supply, while showing decreases in number of sales since December. Per the latest national housing
statistics, the U.S. market in October showed a decrease in sales, average and median sales prices, while inventory
month’s supply did not change since October 2014.
