Job Description: Site Manager School: Ramsgate Holy Trinity C.E. (A.) Primary School Grade: Kent Range 4 Responsible to: Headteacher Purpose of the Job: To be responsible for ensuring the security general maintenance and cleaning of all areas of the school both internal and external considering the Health & Safety of the site at all times. To line manage the school cleaner. Key duties and responsibilities: To ensure everyone is a successful learner who makes progress, achieves and enjoys learning by: 1 Maintaining the school and site to a high standard of appearance and operation which supports having pride and ownership within school and: 2. Ensure that buildings and the site are secure, including during out of school hours and taking remedial action if required. 3. Act as a designated key holder, providing out of hours and emergency access to the school site. 4. Procure quotes for routine maintenance work on school premises. 5. Contribute to the procurement of ‘best value’ of the premises budget. 6. Be responsible for other site staff including cleaning staff and grounds persons. 7. Operate and regularly check systems such as heating, cooling, lighting and security (including fire and intruder alarms). 8. Undertake minor repairs (i.e. not requiring qualified craftsperson) and maintenance of the building and site. 9. Arrange emergency repairs. 10. Arrange regular maintenance and safety checks. 11. Oversee onsite maintenance contractors, checking that work is completed to required standards and within required timescales. 12. Monitor materials and stock and/order supplies. 13. Undertake general portage duties, including moving furniture and equipment within the school. 14. Perform duties in line with health and safety regulations (COSHH) and take action where hazards are identified, report serious hazards to line manager immediately. 15. Undertake regular health and safety checks of buildings, grounds, fixtures and fittings, (including compliance with fire safety regulations) and equipment, in line with other schedules. 16. Handle small amounts of cash for the purchase of materials to carry out repairs. The Site Manager may also undertake some or all of the following: 1. Ensure the operation and maintenance of specialised equipment following training, for example sports/theatrical equipment. 2. Provide training on health and safety issues to other premises staff. 3. To Train as ‘Relief Road Crossing Patrol’, to stand in in the absence of the substantive post holder. To support everyone being a responsible citizen who makes a positive contribution to the school and wider community by: 1. Demonstrating good practice with regard to attendance, appearance, punctuality, and behaviours in dealings with staff, children, contractors, visitors and all who use the school site. 2. Being a good role model for behaviour and attitude with a sense of humour and empathy for children. 3. Taking responsibility for own training and understanding in areas such as Working at Heights, Moving and Handling, and other relevant areas to ensure that Health & Safety procedures are met to avoid risk or harm to self or others. 4. Being an active member of the school, working with all staff and children. 5. Being able to assess how your work contributes to the whole school picture. 6. To undertake any other duties that the Headteacher may reasonably request: Note: 1. Working hours will be subject to variation and call-outs both during the week and weekends subject to prior agreement. Unsociable hours will be necessary from time to time and additional payment will be made in such instances. 2. A good working knowledge of DIY skills – i.e. Painting & Decorating, Carpentry, Plumbing and Domestic Electrical work. 2. An ability to communicate factual information politely and courteously with staff, external organisational representatives, contractors. 3. Use of a range of hand tools and machinery and cleaning equipment. 4. Ability to follow work routines/instructions. 5. Day to day operational maintenance of plant and equipment. 6. Knowledge that is usually acquired as “on the job training” but often requires some attendance of formal courses (e.g., safe working at heights, safe operation of equipment). 7. A clean driving licence. 8. A good role model for behaviours and attitudes. 9. An ability to be flexible and able to work on own initiative whilst understanding how own actions will impact the whole school. 10.
