Residential Membership Contract and House Rules
Your initials indicate you have read, understand, accept and will abide by these rules
The purpose of this membership contract and the major House rules that follow are to inform you of your rights and what
is expected of you. As a member of Josiah’s House, this will be your home. Therefore, you will need to care for it
accordingly. You are responsible for your own actions and respect is vital. Accountability is a common value shared by all
who reside here. Willingness and cooperation are the basic requirements shared by all members of the house.
Make no mistake about it. This is a zero tolerance residence. That means if you make a decision to drink, use drugs,
or break any one of these rules, your membership will be canceled and you will be evicted immediately.
________ There is absolutely no smoking or any type of tobacco use indoors.
________ The total move in cost is $210.00 which is a $75 nonrefundable administration and drug testing fee, a
membership payment of $135.00 per wk for rent, which will be due every Friday, or you can pay by the month which is
$540.00. Your rent will be prorated according to your move in date at 20.00 a day.
________ You may not ever be more than five (5) days past due on rent. If you are, you will be asked to leave the
property on the morning of the fifth day unless you have made arrangements with the owners. If you leave the property
without making arrangements to pay any back rent you owe us, a judgment will be filed in court against you.
_______ Members are responsible for purchasing and cooking their own food, supplying their own personal hygiene
items. The house will supply the following items: coffee, cleaning supplies, and paper products.
________ Each resident is allowed several sets of clothing and a few personal items absolutely no furniture. You may
have a laptop or TV if no TV is in your bedroom, but you must share the TV with your roommate.
________ You must attend a A.A., N.A. or C.A. meeting at least three times a week, have a sponsor and be working on
your recovery because sobriety is our primary purpose. There will be no exceptions; violation could result in eviction.
________ You must attend a weekly house meeting and be given a house chore to be completed on a daily or weekly
basis. Daily chores must be completed by 12pm (noon). Weekly chores by Sunday evening at 8:00pm.
________ House chores will be delegated by the House Manager. One example of a house chore is garbage duty, picking
up the yard and parking area of trash and taking out the garbage. All trash bins must be placed on the far side of the
driveway along the neighboring property fence line every Monday evening because the disposal truck will pick up very
early Tuesday morning.

________ No one will be allowed to remain in bed past 9:00am Monday through Friday (Unless you have a verifiable
night job). On Saturday and Sunday, you may stay in bed as long as you wish.
________ If you don't have a job you will be required to be out of the house by 8:00am looking for work unless disable.
________ If you are suspected of use, you will be required to submit a urine sample for testing. If the test comes back
positive for use, you will be evicted. You will be evicted for staying out past 12 unless you make arrangements with the
manager or you call in when you see you can’t make it home on time.
________ Testing may be conducted at any time by manager or owners. Refusal of a urinalysis is considered admission of
guilt and you will be evicted.
________ There will be no period of time for you to prepare to leave the property. Based on your attitude at the time, you
must leave the property within the hour (no matter the time or weather conditions or transportation problems), nor will
you be allowed to enter your room without the house manager present.
________ If anyone in the house suspects another member of using and does not notify the house manager, he will be
held responsible and evicted along with the accused. It’s not “snitching”. It’s protecting your and everyone else in the
house’s health and welfare.
________ Your personal property will be gathered and packed up to be placed in a storage area by the house manager
only. You will have a 7-day period of time from the date of your eviction to return and collect your personal property.
Failure to do so will result in your personal property becoming the property of Josiah's House. All modes of transportation
you leave parked at the property such as bicycles, motorcycles, etc. will be towed.
________ If you go to jail for any drug or alcohol related charge (including outstanding warrants) you property will be
placed in storage and you will have 7 days to arrange for someone to pick it up for you, or it will be disposed. You are
welcome to call leaving jail and return as long as you are sober and still in recovery working the 12 steps.
________ If you are evicted, consider that action as a criminal trespass warning. If you come back to the property
without management permission, you can be arrested.
________ You must provide your own meals. When using the kitchen, you must clean up after yourself immediately
following your meal. No dishes or pots left in the sink or drying racks. Failure to do so will result in a onetime only
warning. A second infraction will result in a $5 fine, to be paid at next rent. A third infraction you will have until the end
of your current rent to be evicted.
________ Only the House Manager may impose warnings or evictions. He must communicate with owners when & why
he wants to evict someone. Complaints about incomplete chores or unacceptable actions are to be brought to the attention
of the House Manager. You may trade chores with someone else, but you are responsible for its completion.
________ There is only so much refrigerator, freezer and dry goods storage space. The basic rule is if a food item is not
yours, don’t eat or drink it. If you are caught eating someone else’s food without their permission, you can be evicted. Do
not store water, bread, cookies or candy in the refrigerator. Keep them in the dry goods storage. Do not leave meals on the
stove or in the refrigerator, or in the bedroom. House meals must be consumed in the kitchen immediately or thrown out.
You are encouraged to apply for food stamps and visit local food pantries and churches if you do not have a job.
________ When watching TV or computer please be courteous with the volume as to not disturb your roommate or other
members in the household. The TV or computer is to be turned off by 11:00PM unless all roommates are in agreement.
No stereos in bedrooms without ear plugs. No staying up late hours of the night as to respect others who must go to work.
________ If you don't live in a bedroom don’t go in the bedroom stay out of it!!

________ Do not leave your laundry in the washer or dryer. Clothes may be taken out by anybody waiting to use one of
the machines and placed wet or unfolded on the table. DO NOT PUT YOUR TENNIS SHOES IN THE DRYER!
________ If you are the last person to leave the house, lock the front door and sliding glass door.
________ There will be an 11:00 PM curfew for all new residents during the first two weeks. After that, there will be a
12:00 AM curfew. You will be asked to leave if you come home late and did not call a mgr. or others in your unit to
explain why you are being late. No over night guests. Visitors and family must leave by 10 PM
________ You will be allowed an overnight pass one night per week after the first two weeks. You must leave a location
and phone number where you can be reached during this time.
________ If you go to a doctor, do not let him prescribe a narcotic drug. You must tell your house mgr. what type of
drugs the doctor gave you. If you take medication, you must have a lock box and keep meds in the lock box.
________ No fighting or threatening. No racial slurs or prejudice. Both parties will be evicted
________ No stealing. If it is not yours, DON”T TOUCH IT!
________ No sexual contact between house members, PERIOD.
________ All mop water & cleaning water is to be poured down any sink or commode DO NOT THROW IN YARD.
________ Rooms are to be kept clean. Beds are to be made daily. You must share the closet, but each has their own chest
of drawers. Failure to keep rooms clean will result in a onetime warning, then fines.
________ Respect your House Manager. They are here to help maintain everyone’s heath and well being. House
Managers must know where you are and when you will return. Sign in and out on dry erase board.
________ The house computer is for use by all for 30 minutes. If you have been on it for 30 minutes and somebody needs
to use it you will have 5 minutes to complete your work. DO NOT DOWNLOAD APPLICATIONS PERIOD. FILES
CAN BE DOWNLOADED ON A USB DEVICE. The printer should be used for official house business and printing
resumes and applications for employment ONLY. ABSOLUTELY NO PORN SITES!! We have hidden software that
monitors user content.
________ Limit phone calls to ten minutes if someone is waiting to use the phone. If the phone rings answer it and take a
message for other house members. Do not give out any information about other residents or acknowledge they live here.
________ All house members are responsible for ensuring anonymity and friendliness within the neighborhood. All house
business remains within the house. Park only at designated areas marked at the property. There will be no broken down
cars or vehicles allowed on premises.
________ Put incoming mail on the kitchen table or the designated spot for the house. Mail will not be saved if you are
evicted or choose to leave.
**Management reserves the right to deny any residents renewed rental on a weekly basis. If you are asked to leave
by management for any reason there will be no refunds.**
