Introduction
NAR has taken a number of other steps to
raise public awareness about green
building – including building a “green”
building of their own in Washington, D.C.
which was first occupied in 2004. NAR
has partnered with federal agencies and
others to promote, not only green

building, but a gamut of growth issues.
For example, NAR partnered with the
Department of Energy to provide
consumers with an “Energy Savers”
brochure with facts about reducing
energy use and saving money.

Most new construction is at least, in
some way, green. This means that most
new buildings are using sustainable
construction materials and systems,
providing better indoor air quality (IAQ)
than homes built in the past, and
generally decreasing home utility bills
for their owners.

What is Green Building?
Sustainable design (or green design) begins
with an understanding that building choices are
not made in isolation. The choices work in
harmony to achieve ‘sustainability’ once the
building is constructed. The notion of a building
being interconnected is fundamental
to

sustainability.

What is Green Building?
While the Federal Trade Commission
grants FTC approval for meats and such,
there is no government entity determining
what is “green” and what is not. A green
(or sustainable) building is a design in
which the focus of the construction is
increasing efficiency of the resources
used

such as water and materials. It is mainly
built for reducing waste, environmental
degradation, and pollution. We are trying
to preserve our earth as much as possible
with such construction.

 Urban development. The building was erected in an already developed area.
 Cleaning of a contaminated brown field site. A gas station previously occupied

 Location near public transit. The building is three blocks from Union Station
which is served by a Metrorail subway station and commuter trains.
 Providing bicycle storage and access to shower facilities for those who ride bikes
to work.
 Placing parking underground and shading the site with trees and light-colored
pavement to reduce the urban heat island effect.

Energy and Atmosphere
 Designing and installing efficient HVAC systems [HVAC stands for heating,
ventilation, and air conditioning, and is used most often in architecture and
construction contexts to describe the methods of controlling temperature and
releasing gases] and a high-performance glass curtain wall, resulting in a 30%
reduction in energy use compared to ASHRE [The American Society of Heating,
Refrigerating and Air-Conditioning
Engineers advances technology to serve
www.Mckissock.com
humanity and promote a sustainable world] code standards.
 Zero use of CFC-based refrigerants in the building. [Air conditioning and
refrigeration systems require refrigerants -- often CFCs (or chlorofluorocarbons) to
produce their cooling effect. The most shocking fact about CFCs is that they have
exceptionally long atmospheric life which, in certain cases, even extends to 100
years.]
 Purchase of “green power” (a renewable energy source such as wind power) to
supply 50% of the building’s energy consumption.

Green Building Materials
In green building, the materials plus
the performance contribute to the
safety of the occupants, and that safety
can be measurable, rated, and

www.McKissock.com
1-800-328-2008
Is building green more expensive initially?
Yes. For example, the owner of a 38-unit
apartment house recently reported that her
heating expenses rose from $22,000 in
2000 to $38,000 in 2008, representing a
70% increase in operating cost.
Her apartment house is occupied
by many

rent-burdened families who pay more than
30% of their incomes on rent.
The increase in heating expenses was
stifling on-going maintenance and kept her
from re-investing in upgrades and other
capital improvements.
www.McKissock.com
1-800-328-2008
Is building green more expensive initially?
She found that preserving and upgrading
one of her existing apartments cost half as
much as building a new one. A contractor
suggested that a retrofit, including a new
boiler, vent damper controls, and other
improvements to the building’s envelope
including caulking, storm windows,

insulation (none of which is very disruptive
to tenants) would cost approximately
$2,500 per unit.
Yes. That’s not cheap. But the payback to
the owner was estimated to be six years.

Biomass
Biomass is matter usually thought of as
garbage. Some of it is just stuff lying
around -- dead trees, tree branches, yard
clippings, left-over crops, wood chips, and
bark and sawdust from lumber mills. It can
even include used tires and livestock
manure. Your trash, paper products
that
www.Mckissock.com
cannot be recycled into other paper
products, and other household waste are
normally sent to the dump. Your trash
contains some types of biomass that can
be reused. Recycling biomass for fuel and
other uses cuts down on the need for
"landfills."

Green Roofs
www.Mckissock.com
The primary objective of a green roof is to absorb the precipitation which contacts
the roof surfaces and release it at a reduced and measured pace. The green roof
reduces runoff volumes from rain and snowmelt and will minimize deleterious
impacts from concentrated storm water runoff. Roof gardens reduce air conditioning
and heating costs and can have a life expectancy of 50 years.

Solar Power
“A solar cell is a device that converts the
energy of sunlight directly into electricity by
the photovoltaic effect. Sometimes the term
solar cell is reserved for devices intended
specifically to capture energy from sunlight,
such as solar panels and solar cells, while the
term photovoltaic cell is used when the light
www.Mckissock.com
source is unspecified. Assemblies of cells are
used to make solar panels, solar modules, or
photovoltaic arrays. Photovoltaics is the field
of technology and research related to the
application of solar cells in producing
electricity for practical use. The energy
generated this way is an example of solar
energy -- also known as solar power.”
www.McKissock.com
1-800-328-2008
Solar Power
There are two ways of converting sunlight energy into electricity: directly or indirectly.
Direct conversion is achieved by using
Solar Panels, also called PhotoVoltaic
Arrays. Most solar panels are constructed
www.Mckissock.com
with silicon PV cells, which are somewhat
analogous to the chlorophyll used by
living organisms. Solar Panels can be
installed either on the ground, on
country-side houses or massive power
plants, or on rooftops for individual use.

Which one of these is best depends on the climate, soil conditions, available land, and
local installation costs at the site. All of these approaches can be used for residential and
commercial building applications.
www.McKissock.com
1-800-328-2008
Closed-Loop Systems
Horizontal
www.Mckissock.com
This type of installation is generally most cost-effective for residential installations,
particularly for new construction where sufficient land is available. It requires
trenches at least four feet deep. The most common layouts either use two pipes,
one buried at six feet, and the other at four feet, or two pipes placed side-by-side
at five feet in the ground in a two-foot wide trench. The Slinky™ method of looping
pipe allows more pipe in a shorter trench, which cuts down on installation costs
and makes horizontal installation possible in areas it would not be possible with
conventional horizontal applications.
www.McKissock.com
1-800-328-2008
Closed-Loop Systems
Vertical
www.Mckissock.com
Large commercial buildings and schools often use vertical systems because the
land area required for horizontal loops would be prohibitive. Vertical loops are also
used where the soil is too shallow for trenching, and they minimize the disturbance
to existing landscaping. For a vertical system, holes (approximately four inches in
diameter) are drilled about 20 feet apart and 100 - 400 feet deep. Into these holes
go two pipes that are connected at the bottom with a U-bend to form a loop. The
vertical loops are connected with horizontal pipe (i.e., manifold), placed in
trenches, and connected to the heat pump in the building.

Pond\Lake
www.Mckissock.com
If the site has an adequate water body, this may be the lowest cost option. A
supply line pipe is run underground from the building to the water and coiled into
circles at least eight feet under the surface to prevent freezing. The coils should be
placed only in a water source that meets minimum volume, depth, and quality
criteria.

This type of system uses well or surface body water as the heat exchange fluid that
circulates directly through the GHP system. Once it has circulated through the
system, the water returns to the ground through the well, a recharge well, or

adequate supply of relatively clean water, and all local codes and regulations

However, the Conde Nast Building built 19961999, a “green” 48-story skyscraper located at
4 Times Square - 42nd Street & www.Mckissock.com
Broadway in
New York City, combines alternative energy
uses including fuel cell technology. The
building is one of the subjects of "Big and
Green", an exhibit at the National Building
Museum in Washington, D.C. One of the points
the exhibit makes is that many of the
skyscrapers we know and love are energy
guzzlers.

Wind Is Free
“Wind power is now the world’s fastest
growing energy source and has become
one of the most rapidly expanding
industries with sales of roughly $2 billion in
1998,” said Chris Flavin of the World Watch
Institute.

Wind Is Free
An average U.S. household uses about
10,655 kilowatt-hours (kWh) of electricity
each year. One megawatt of wind energy
can generate from 2.4 to more than 3
million kWh annually. Therefore, a
megawatt of wind generates about as
much electricity as 225 to 300 households
use.

Hydroelectric
Our final renewable energy source, hydroelectric power, uses flowing water to
create electricity. The most common type of hydroelectric plant uses a dam on a
river to store water in a reservoir. Water released from the reservoir flows through
a pipe and into a turbine, which spins to drive a generator, producing electricity.
Pumped storage plants use a two-reservoir system, pumping water from a river or
a reservoir to a higher reservoir when electricity prices are low during the night.
When the value of electricity on the grid is higher during the day, water is released
from the upper reservoir, spinning the turbines to produce electricity.

The GBFC was formed to help fill the void of information, methods, and practices
for the valuation and underwriting of sustainable properties. When the Consortium
was founded in 2006, the public sector was pioneering sustainability in some of its
properties, yet the private sector was well behind. Accordingly, the Consortium
chose to focus its efforts on enabling private sector participants to make
sustainable property investment decisions from a financial/fiduciary perspective.
