FBC Master Pln 08/16/15 27 Recommendation 1. That the Church adopts the FBC Master Plan as presented tonight and which incorporates the Strategic Assessment for Facility Expansion prepared by Goff Companies. 2. That the Church authorize the formation of a Sonoma Master Plan Committee for the purposes of overseeing all action steps necessary for the completion of the Master Plan. This Committee will be comprised as follows: 1) the current SPDTF members, 2) the SPDTF Engineering Advisor, 3) the current chair of the Properties Committee, and 4) three members designated by the Senior Pastor. Although not an all-inclusive list, the Master Plan Committee’s authority extends to the following: Negotiate engagements with Goff Companies and Partners in Church Consulting to assist with the completion of Steps 2 and 3 of the Phase I development (Initial Build), and a yet to be submitted Step 2 for Phase II (Final Build). Funding will be from the Permanent Building Fund and/or Capital Campaign not to exceed $800,000 without further Church approval. • Preliminary design of Phase I construction, $141,000 ($122,566 plus $18,434 reimbursable and contingency expenses) • Capital Campaign--$51,000 ($44,000 plus $7,000 reimbursable and contingency expenses) • Final Design (Step 3) of Phase I Construction--$477,000 ($414,714 plus $60,286 reimbursable and contingency expenses • Preliminary Step 2 Design of Phase II Construction, $131,000 as Campaign contributions allow 3. Obtain a Qualified Market Analysis (at a cost not to exceed $5,000 payable from Undesignated Reserves) on our current FBC Miranda property and facilities and place our Miranda location on the market for sale. 4. At an appropriate time, obtain letters of interest from lending institutions and investigate financing alternatives for a construction loan in an amount dependent on the results of the Capital Campaign, but not to exceed $4,500,000. 5. Dissolve the Sonoma Properties Task Force (Amazing Things Committee), Sonoma Property Development Task Force, and Long Range Planning Committee.
