Role Purpose
Responsible for project managing the delivery of Sales and Marketing initiatives and implementing Sales and Marketing Strategies across a variety of specified projects to ensure that sales targets are achieved. Liaising with Marketing Agents, Area Sales
Managers and Site Sales teams to ensure good communication and understanding.
To offer solutions to problems that may occur and to continually review and update the marketing strategy ensuring continuous effectiveness. To produce relevant and timely reports focusing on purchaser profiling, the effectiveness of campaigns and the cost per lead etc. Assist the Area Sales Mangers to produce Marketing appraisals and Land reports focusing on pricing. To assist the team when needed in all other areas.
Key Accountabilities
Using marketing strategies devised by yourself and Area Sales & Marketing
Manager(s), implement a comprehensive marketing programme encompassing the full marketing mix.
To include, but not be restricted to:
Develop quality marketing propositions and information to allow the development of excellent marketing communications and campaigns to generate lead interest and customer registrations with/for products and services as required.
Drafting, editing and proof reading content for marketing material and delivering consistent high quality copy across both online and off line channels.
Liaise with professional service providers including architects and building contractors to ensure that information is technically accurate.
Ensure all materials are in accordance with the requirements of the Property
Misdescription Act.
Ensure all customers are profiled and segmented to receive appropriate product and service marketing information. Ensuring compliance with Data Protection requirements at all time.
Utilise digital media channels to deliver product and service messages to facilitate maximum customer engagement. Including, e-marketing tools, managing website content through content management systems (CMS) both in-house and externally and relevant social media channels.
Working with the Area Sales and Marketing Managing and Marketing Co-Ordination
Manager to set up sales and marketing suite(s) focusing on the marketing material.
Plan show home launches and marketing focused events.
Manage the organisation and delivery of Sales and Marketing events, ensuring that
Sales Executives are briefed to allow conversion to be as easy as possible.
Provide campaign progress update reports as required by Area Sales and Marketing
Manager(s) to monitor the effectiveness of the campaign. To also proactively gather feedback from customers through all available channels.
Manage day-to-day relationships with a variety of agencies and service providers including designers, printers, publishers, advertisers and effectively negotiate price quotes as required. Working within a given budget.
Contribute to strategy and marketing process development and also identify opportunities for improvements in marketing delivery on an ongoing basis.
Engage with the CRM team (and relevant others) to help manage relationships with our key stakeholders to ensure that we are building long term strategic relationships with all the necessary stakeholders
Continually, build knowledge of all products, services and policies internally and within the wider housing market in order to provide a knowledgeable and professional customer experience which reinforces CH’s values and brand.
Working with the Area Sales & Marketing Manager(s), investigate innovative ways to build relationships for new revenue streams.
Attend product launches and if required working with the Sales Executives to help achieve targets,
Carry out Marketing Appraisals to assist the Sales and Marketing Managers when required. Gathering information on pricing, product, specification, profile of purchaser, to ensure Catalyst remains at the forefront of the market.
Assist in other areas of the department if and when required, progressing sales at bus times or fielding calls.
Deputise for Area Sales and Marketing Manager(s) as required.
Skills and Knowledge
Degree in Marketing or Business Studies/Management sciences required.
Extensive experience within the field of property preferably in the private sector.
An understanding of property development and property marketing is essential as is an understanding of the sales process. Need to have an overview of the current market and the buying process.
Excellent communication skills, both written and verbal.
Excellent relationship management skills, with the ability to manage and motivate a team.
Ability to create and maintain excellent working relationships with key external contacts in order to promote the aims of the firm.
Ability to manage sizable budgets.
Demonstrable experience of multi-tasking and prioritizing own workload
Excellent project management skills. Must be target driven to ensure the departments goals are met.
Committed to producing high quality detailed materials and reports. Must have excellent attention to detail (experience of statistical analysis would be required).
Confident, energetic, proactive, determined with high levels of self-motivation
Excellent event management and negotiation skills
Working knowledge CRM systems, preferably Salesforce.com and Contact Builder
Good IT and numeracy skills
Must drive and own a car.
Relationship Management
1. Works with the Area Sales & Marketing Managers/ Marketing Co-ordination
Manager/Site Sales team to maintain sound working relationships with internal and external partners.
2. Required to attend weekly Site Sales meeting with Area Sales and Marketing
Manager and Monthly Marketing meetings with Head of Sales and Marketing.
