This class is aimed to provide an introduction on the quality of office buildings. To be able to
advise clients about the achievements of offices, the student in the role of consultant has to
understand the way the building as such and its parts, like the main structure or the comfort
installations contribute to the functioning of the client, the future user. Of course the rented
area should be sufficient, but so is the free span for flexibility reasons and the strength of
the floors for the archives. So are also the acoustic quality of the ceilings for a quit working
atmosphere and optimal flexibility of the separation walls. So offices have many qualities
that are decisive for the satisfaction of the future user, the client. The student as a
consultant must be able to survey, analyse and compare buildings objectively and in a
transparent manner to serve the needs and wishes of the future user or the owner. Methods
of surveying, analysing and determination of the quality of office building are provided,
surveying will be practiced.

Students act in an international context as a real estate professional. They develop tailormade advice for an American company that wants to concentrate its European activities in a
new headquarters in a major European city. Students develop consultancy skills , build an
effective relationship with the client, investigate and understand the specific business goals
and requirements of their client and take effective initiatives to direct the consulting process.
As professional consultants they advise about relocation, office design and corporate real
estate management. They write a building appraisal and advise about an office-concept that
helps the client meet their long term goals. In the process intercultural skills are developed.
As all communication with the foreign client is in English, foreign language skills are further
improved.
