Hidden Highlights The Official Publication of Hidden Valley Ranch Property Owner’s Association Volume X, Issue 3 January 2008 WORKING TOGETHER WE CAN MAKE HVR THE BEST PARK IN THE VALLEY. PRESIDENT’S CORNER I hope everyone had a wonderful Christmas season. What a marvelous time of year. I hope 2008 is a prosperous year for everyone. I am sure you have noticed the maintenance crew is working diligently to complete the new activity room and I am sure everyone is really going to enjoy it. It will be the new home for the board meetings. As I am sure you are aware, January will be bringing lots of changes. Our annual election will be bringing a new vice president, two new directors as well as a treasurer to the board. One thing we do need is more names on the ballot. Please consider putting you name on the list located on the dry erase board at the rec hall. Now I would like to give you some food for thought. At the November meeting, I mentioned I had visited with a local real estate agent about several matters and she had stressed it was very important to keep our maintenance dues at $250. As you know Bud Fair sold his property and he also indicated the $250 dues was a major factor in the sale of his property. Many of you may not know that the 2007 income from dues was depleted as of October 31, 2007. November and December expenditures have been covered by our reserves. At this time it appears we will end 2007 with a deficit of approximately $20,000. The reason I am providing this information is to remind everyone we have only two options. The first option is to raise our annual dues which I feel no one really wants to do. The second option is to cut some of our costs. Following are some of our larger expenditures which we need to look at and consider deleting or finding a less expensive alternative. Capital improvement expense for 2007 is projected to be $29,000/year, $557.69/week and represents $64.02 of each annual assessment. Our average since 2002 has been $13,014/year. General maintenance expense for 2007 is projected to be $13,400/year, $257.69/week and represent $29.58 of each annual assessment.. Our average since 2002 has been $8,565. Security expense for 2007 is projected to be or $29,946.28/year, $575.89/week and represents $66.11 of each annual assessment. This past year, 2007, is the first year we had 12 months of security. Electricity expense for 2007 is projected to be $27,350/year, $525.96/week and represents $60.38 of each annual assessment. Our average since 2002 has been $22,957. Gas expense for 2007 is projected to be $7,300/year, $140.39/week and represents $16.12 of each annual assessment.. Our average since 2002 has been $5,873. I have only mentioned a few of our expenditures but they reflect the larger ones. We, of course, have no control over electricity prices except to conserve. Tom has worked with a company to obtain a lower rate for 2008. We have all felt the burden of rising gas prices, and I realize there is little we can do in this area. However, there are some additional areas that if we concentrate our efforts, we can achieve the same end results through alternative means. In 2008 we need to give a great deal of thought to capital improvement projects. One way I feel we could accomplish this is to have a project proposed at one meeting, discuss it and cast our vote at the next meeting. We also need to look at our security costs, obtain competitive bids or consider alternatives such as cameras. Maintenance expenditures could be reduced if repairs such as exercise room equipment, swimming pool repairs and maintenance, floor cleaning and polishing are performed by volunteers instead of hiring out-of-park. We can really make a difference in these costs. And the final way we can help is to step forward and volunteer to host functions such as breakfasts, lunches and dinners and the funds will supplement the HVR operating budget. Also special activities could help to cover their expenditures by charging a minimal fee such as the upcoming golf cart obstacle course is doing. I know this is a lot to think about but it is important we do. We want to keep our property values attractive to prospective buyers and to protect our investments. Once again, I wish each of you a wonderful and prosperous New Year. Let this be the year we all work together to create harmony in Hidden Valley Ranch. Please remember we are all residents and have equal rights regardless of how many of the 365 days a year we spend in the Rio Grande Valley. I am praying everyone will put the past behind them and only look forward to bigger and better things in 2008. Mary Jenkins, President GENERAL MEMBERSHIP MEETING 9:00 a.m., Saturday, January 12, 2008 HVRPOA Clubhouse PROPOSED AGENDA Pledge of Allegiance Welcome and Introduction of First Timers Quorum Status Call to Order Approval of December Meeting Minutes Treasurer’s Report President’s Report/Announcements Unfinished Business New Business Election Adjournment 50/50 Drawing PROCEDURE FOR AGENDA ITEMS Anyone wishing to have matters brought before a Board of Directors’ meeting must present the request in writing at least five (5) days prior to the meeting. COMMITTEES If you are currently on a committee, please be sure your name is listed on the top portion of the appropriate committee sheet at the rec hall. (The signup sheets are located in the hallway.) If you would like to volunteer for a committee, please put your name in the bottom section marked for alternates. Volunteers are always needed and your willingness to serve is greatly appreciated! REMEMBER, there are no employees of the HVRPOA. If you want an activity or function you must be willing to step forward, join a committee and roll up your sleeves to get the job done. Please check to see if the information for your lot(s) is correct. If it is not, simply correct it on the notice and a new one will be prepared and posted. If you sell your property, please remove the notice from the board. If you sell your property be sure you notify the office and the new member will need to complete an information form. We need your cooperation in order to keep our records accurate and up-to-date. .HIDDEN TALENTS FORMS Please take the time to complete a form for the Hidden Talents book. It is a great asset for the Board of Directors when we are looking for some expertise to guide us on projects. APPRECIATION This park operates on volunteer labor. It is unfortunate some people do not appreciate this fact resulting in loss of volunteers. Therefore, a big thank you from the Board to the following: Thanks to Bill Anderson, Frank Bell, Herb O’Neal and Bud Fair who recently resigned from the Board for all their efforts in making this park a better place. - Thanks to Don and Margaret Leonard and Donna Smith for all the hard work they did organizing the kitchen and pantry. Thanks to all who participated in the golf cart Christmas parade. A special thanks to Jan McClish and her crew for organizing the event and Ralph and Bev Foley for taking the time to judge the entries. - ACTIVITY COORDINATION - We currently have no activity coordinator. Since no one has volunteered to fill this position, the scheduling of events will be done at the office counter 9:00a.m.-11:00a.m. and 1:00 – 3:00 p.m., Monday through Friday. Before planning any activity, please check with the ladies at the office to be sure the date and time you want is available. NEW ACTIVITY ROOM The new activity room will be officially opened January 12th after our park meeting. II think everyone will be pleased when they see it. The maintenance area is neat and well organized and offers storage for items formerly stored in the main building. The maintenance crew now has an area in which to work especially for repair of washers. Merle and his crew have worked really hard finishing this project and in less than one month and have also finished it without using the entire $1,900. DRESS FOR SUCCESS Edith Baltzell will no longer be accepting clothing for the Dress for Success program. Thank you for your support in the past and special thanks you to Edith for all your hard work in the past. SUPER SAVINGS FIESTA COUPON BOOKS A big thank you goes to everyone who worked on the maintenance building/activity room project. Your efforts are greatly appreciated. NEED YOUR HELP If you notice any maintenance items that need to be addressed, please tell the ladies behind the counter at the office and they will relay the information to the person(s) responsible for maintenance. If you don’t report it we have no way of knowing what needs to be done. Please be sure to stop by the office counter and verify the information in the phone directory. Everyone needs to check their information even if it hasn’t changed. Some items were misprinted last season and we need to be sure everything is correct before we print the next edition. Please initial next to your name so we know the information is correct. If there is incorrect information, please fill out one of the owner information forms and drop it in the slot of the office door. This is the coupon book formerly known as the savings spree. The book sells for $10 and the park receives $2.50 of the $10. They are available for sale at 2400 Double Eagle Drive. Please drop by and purchase your book and help the park treasury. IT’S A BIRTHDAY PARTY & YOU’RE INVITED ARCHITECTURAL COMMITTEE The Architectural Committee will meet Tuesday mornings in the library. Everyone is cordially invited to the 100th Birthday Celebration honoring Hazel Fields February 7, 2008 2:30 – 4:30 p.m. Hidden Valley Ranch Recreation Hall Cards, Hugs and Good Wishes Welcome PLEASE NO GIFTS A reminder from the Heart Rangers If you need our help – call 213-3002. At the voice prompt for a telephone number enter YOUR LOT NUMBER – NOT your telephone number and hang up. If you happen to be at the Clubhouse at time of need, the lot number is 133. Our two teams of Heart Rangers and our night security guard monitor pagers on a 24/7 basis so we will try to help as soon as you call us. Any questions call Don Leonard @ 5196666. HEART RANGERS We are a group of HVR residents who have been monitoring multiple pagers on a 24/7 basis for nearly twenty-one months with a pledge to respond to any call for help in a medical emergency. In this period, our teams have responded to five calls for assistance. Fortunately, use of our park defibrillators has not been required to date, but our presence in those times of anxiety and stress has been helpful and appreciated. All HVR HeartRangers have been certified for CPR and Defibrillator use. One of our members found it necessary to use her recently acquired CPR skill to successfully revive her unconscious husband. He is still with us and is also a member of the HeartRange team, willing and able to help with any future calls for assistance. Many thanks for the overwhelming support the Park membership gave for the purchase of our three defibrillators (AED’s). That vote resulted in the formation and training of a good number of your neighbors willing to help in emergency situations day or night. We have lost a number of our original HeartRangers due to relocation or health problems so we now find ourselves a bit short handed. As a result, several members of our group have racked up more that 70 days of 24 hour duty since start up. Therefore, we are seriously urging more folks to step forward and join our dedicated group. More members will lighten the load for all. The certification course will take about four hours of your time and you will be expected to volunteer for duty several days a month while you are in residence. We are a congenial group, meeting and socializing for an hour or so once a month to discuss health matters, duty schedules and to fine-tune our operation. It will cost you nothing except time but will pay an excellent dividend of satisfaction in being available to help your friends and neighbors in HVR when needed. All residents are welcome to sit in on our meetings. A red heart symbol on a mailbox indicates the location of an AED that day. If you meet or see that resident some day, a pat on the back or a ‘thank you’ would probably be appreciated. If you are interested and/or want more information, please call Don or Margaret Leonard at 519-6666. We will be scheduling a training session early next year. NOTE: There have been notices of recalls on Medtronic defibrillators. Those are only implanted defibrillators, not our AED’s (Automated External Defibrillator). For many years we have had volunteers to help this cause by knitting slippers, collecting teddy bears, providing health care products, etc. Thank you to HVR for helping our efforts. For more information contact Peggy Beckman, Lot 29 or Sandy Hurst, Lot 219. ► HVR Bike Club Hidden Valley “Horn Knee Bikers” club sponsors the Guadalupe Victoria School in Gustabo Diaz Ordaz, Mexico. They bring school supplies, basketballs, and footballs. In Feb, 2005 they brought tables and chairs to set up a library. In 2006, they brought kitchen supplies, which were badly needed. It is very rewarding to see the children’s reactions when they unload all the supplies. Bikes are trailered to the hand-drawn ferry, and then the ride proceeds to the school. The children always sing and dance, really putting their hearts into it. The club is seeking donations of school supplies for these students.. ► Abuse Crisis Center Please save your prescription medication bottles to be used for filling of shampoo and other toiletries for use by the victims. If you have unwanted lotions, bath soaps, etc, they would be greatly appreciated. They could also use teddy bears to be given to the children. If you do not have e mail access leave your information at the desk in the recreation hall, we both will check there often for this information. My answering machine is very undependable. Sometimes during a message it becomes garbled and we can’t make out the message. Vera Several observant readers commented about why there was no 31st on our December calendar. Long time residents of this area know what happens on the 31st in the Rio Grande Valley. At midnight guns shots ring the air and disturb our sleep. If there is no 31st this won’t happen. ** Clarification of Acceptable Articles ** for Publication As editors, we do not want to open up the Hidden Highlights to articles that concern issues with the board and/or personality conflicts within the park. We do not have the time to investigate articles of controversy to make sure the Hidden Highlights would not be guilty of continuing to spread hearsay or half-truths. We want the Hidden Highlights to be a pleasant experience and will continue to publish articles and information about park meetings, committees, activities, announcements, thanks, and notes of general interest. The “President’s Corner” is continuing as in the past.. . ALSO, PLEASE CHECK WITH THE OFFICE PRIOR TO SCHEDULING ANY NEW ACTIVITY TO AVOID TIME AND/OR SPACE CONFLICTS. Thanks for your understanding! Please send us the information by the 25th of each month. We need a little time to prepare the pages and we need a lot of time to copy the newsletter. Thanks. Save a tree? The next three pages do not change often. How would it be if you saved these for future reference and then we would not repeat this information next month? Of course, any additions or changes we would be glad to note those in the same category. Three pages copied 450 times equals about 3 reams of paper and if we don’t do this for a couple months, maybe we will save a tree. Your input is valued. This is my Christmas card for this year! Have a very Merry Christmas, everyone! Rita Frey Subject: SOOOO Cute story about Christmas! It was the day after Christmas at a church in San Francisco. The pastor of the church was looking over the crèche when he noticed that the baby Jesus was missing from among the figures. He hurried outside and saw a little boy with a red wagon, and in the wagon was the figure of the littleinfantJesus. So he walked up to the boy and said, "Well, where did you get your passenger, myfinefriend?" The little boy replied, "I got Him at church." "And why did you take Him?" The boy explained, "Well, about a week before Christmas I prayed to the little Lord Jesus and I told Him if He would bring me a red wagon for Christmas I would give Him a ride around the block in it. A MERRY CHRISTMAS, EVERYONE!
