Slab Leaks – Just as plumbing in cement around the pools has been deteriorating in the past 40+ years, there are slab leaks within homes. If you have water coming from slab plumbing, be sure the lines are redirected outside the slab and do not put in hardwood floors without adequate water barriers. Holiday Lights & Decorations – We respect the many different holidays celebrated by homeowners in VPCA, but ask that decorative fixtures and lighting be removed from structures and landscapes 30 days or less after the actual holiday. Insurance at Risk – If you change the exterior of your home in any way, you need to get prior approval from the VPCA Architectural Committee and you will want to be sure any changes inside or outside meet State Building Codes. If not in compliance, your insurance coverage could be at risk. Tax Time Questions - Every year we get calls from homeowners asking what portion of their monthly assessment goes to the VPCA master insurance policy. Please see the 2013 Budget mailed last month. For example: under General & Administrative Expenses line item 8410 Insurance it shows $59.62 per Unit. That is what each homeowner pays for monthly insurance. Who to Call – Each month we include phone numbers (on the left side of the newsletters) for services most likely needed when the VPCA office is closed. Please note that NORDIC has a 24 hour number available to homeowners for off hour emergencies or needs. 1 SERVE ON THE BOARD OF DIRECTORS FOR VPCA BITS FROM THE BOARD INSURANCE Whether you have served before or never before, this two year term is an authentic opportunity to contribute to your community and serve your fellow homeowners. As a Planned Unit Development homeowner, it is important for you to provide your own extra insurance for the structure to cover the gap between the Association policy and actual dollar damages. The average person has found that $15,000.00 to $25,000.00 additional insurance is necessary. It’s already time to think about the VPCA election the first week of April. Three board positions will be vacant as two individuals will have served their two-year commitment. If you are interested in running or just curious about what board membership entails, please call the office at 949786-8722. A Candidacy Form is on the web site and was offered as last page for the December and January newsletters. Insurance is an important part of the business of VPCA (and your monthly assessment) so it is helpful if you understand how it works and who is responsible. Remember, insurance policies do NOT cover items that wear out with age. They only cover those items that can be verified as being damaged by wind, water, earthquake and fire and need to be considered on a case-by-case basis. If you have not maintained your roof and start getting leaks, it is not necessarily covered by the VPCA Master Policy. VPCA BOARD MEETING SUMMARY Please contact the State Farm representative Ray Vermeulen at 949-752-6335 if you need VPCA specifics, but you may find this general information helpful: What does State Farm Insurance cover for Village Park? The Association policy covers fire damage with a $3,000 all peril deductible. Remember – there is no coverage for carpets, other floor coverings or wall paper. If you have a water leak from your own washer for example, it is not covered by VPCA insurance. THURSDAY, NOVEMBER 15, 2012 Upon due notice given and received, the members of the Board of Directors for the Village Park Community Association met in General Session on Thursday, November 15, 2012 at 7:00 P.M. in the Village Park Clubhouse, 4552 Michelson Drive, Irvine, California. Present: Chris Graham – President, Ed O’Rourke – Vice President, Carol Tipper – Secretary, Jeffrey Cerny, Lisa Andric and Jan Pheil Members. Sheila Robbins – General Manager. Absent: Bob Meyers - Treasurer. How the Deductible Works: The deductibles are per occurrence. That is, all claims that are made as a result of the same storm (for example) are covered under the same deductible. If five people have water damage, each will have a $600.00 ($3,000.00 total) deductible. Approved October 25, 2012 General Session minutes. Approved After review of the financial statements for the month ending October 31, 2012, said financial statements were approved subject to final audit. Mailed to homeowners before December 1, Should more claims come in within a specified time period for the same storm, the deductible is refigured and an adjustment made to those parties who have already been assessed a deductible amount. The deductibles and some of the items excluded from the master policy can be covered by your own insurance policy. Total has over-seeded some turf areas, most of which are filling in well. There were some penalties from IRWD. In spite of some very hot fall weather, association allotments from the water district were reduced. Landscaping at the small pool was discussed. Mr. Ordaz was asked to re-submit his proposal for renovations at that location. Members suggested that the overcrowded Bird of Paradise around the spa be removed as part of the plan. SUMMARY OF GREENBELT COMMITTEE MEETING MINUTES DECEMBER 6, 2012 PRESENT: Chairperson: Jean Anne Turner; Board Liaison: Carol Tipper; Secretary: Carol Lamphier. Members: Bill Wright, Luis Balcarel, Amira Mansour, Sona Simsarian and Joyce Tachner. Total Landscaping: Jose Ordaz. ABSENT: Richard Dirricq Five locations were visited in response to homeowner concerns. Issues were: tree trimming, tree roots, drainage, a muddy grass area and increased visibility of the freeway wall due to tree trimming. The committee visited all locations where tree trimming was done. The committee evaluated the quality of the work, whether all contracted work was completed, damage to adjacent landscaping and acceptability of the posttrimming cleanup. The committee voted to remove two young ailing Pines on the main greenbelt. Replacements will be determined at a future meeting. A muddy grass area between Yale and Oak Tree will be re-landscaped. Baby Tears will be installed on a Redwood Tree walkway slope to decrease soil run-off. The manager will be asked to contact the city about the unattractive appearance of the landscaping on the Michelson medians as well as between Yale and Ash Tree as the parking strip at Redwood Tree and Michelson. . SUMMARY GREENBELT MEETING December 6, 2012 Minutes of the October meeting and the October and November walks were approved. Ms. Turner provided a landscape budget update. As of November 30, 2012 there was a positive variance of $23,496. The Board Liaison polled the committee about several items needing clarification and/or inclusion in the VPCA Committee Charter and the Greenbelt Committee Charter. Irrigation repairs are and will continue to be an ongoing project in our aging irrigation system. Tree trimming is nearly complete. During the December walk, the committee will visit and inspect all locations where trees have been pruned. Experimental plantings are underway at the tips of several entry islands. 4 Aquatics Program for the month of January 2013 receive fliers, letters, emails from any source other than these, please be aware that the Board of Directors is not responsible for such material and you are welcome to check with the VPCA office if you have any questions relating to same. The Aquatics Program is an active water exercise program that meets three times each week here at VPCA. We meet most Tuesdays and Thursdays, with the third day floating between Mondays, Wednesdays and Fridays. The class meets from 9:30 to 10:30 in the morning at the small pool facility. The schedule for January is: 3, 4, 5, 9, 11, 12, 17, 18, 19, 23, 24, 26, 30 and 31. Once you have entered your First Time Registration you will be able to use the account online services and after completing the first time registration process, your future access will be easier as a “Current User”.
