Very nice people particularly our manager, Kim. Includes everything (cable, internet, electricity, laundry, water, heat, ac, etc) except for parking; an additional $60 for the RMA East lot parking, but then it's so close to campus you don't have to pay for the school parking. I walk to campus, it's right next to the Alot so that's as close as you can get to campus. A couple of footstep to all the restaurants (Cafe Gutenberg, farmer's market, sushi, chinese, thai, and ethiopian restaurants) Rent cost: $975; they only have 1 BR "love the area. safe, 24 hr security guard. the actual apartments are great, high ceilings and exposed brick. Very responsive leasing/management. 15 minute walk from campus but I drive to A lot (2 min) and walk up the hill (about 7 min). Great amenities: 2 gyms, one hot tub, two pools, one movie theater. Free coffee/hot beverages and cookies every morning. Fresh fruit every Monday. It's wonderful, lot's of grad students too "I would definitely recommend my place! It's about a 5 minute drive from campus (I usually drive to campus every day, but there is also a bus stop nearby). The facilities are great- it includes a gym, pool, and study/lounge area. There's also a grocery store a block away, which is super convenient especially during exam weeks. Utilities are not included, but you do get a spot in their private parking lot." The Fan Park Plaza at Belvidere 515 W Franklin Street Miller and Rhoads N 6th St 230 804 644 3303 www.millerandrhoads.com 804-727-2141 I live in a house that was converted to duplex apartments in the Fan. Most places to rent in the Fan are duplexes. I would recommend any place: South of Grace, North of Cary, and West of Harrison. There are pretty decent bus lines that run from campus to the fan. I either bus or ride my bike to school. Plus on Fridays and Saturdays, the Bottom N Back runs at night for free. My second recommendation in finding an apartment is to actually come out to tour the places in person. I'm from the west coast and flew out one weekend to find a place. All the apartments I found through Craigslist were very misleading and I would have been unhappy if I had chosen most of them sight unseen. I highly recommend the building. It's on the newer side so everything is still nice. The management is extremely friendly to the point of making it feel like a family. They even host parties/gatherings for almost every holiday and are great about responding to maintenance needs, etc. It is about a mile away from school and the campus connector bus stops right out front. Taking the bus to school is super easy/convenient and free but it's close enough that I can walk or bike if it's nice out. The location is also right in between the fan and downtown so it makes everything pretty convenient to get to, nothing is too out of the way! Single and 2-bedroom apartments available. Amenities include a basic gym, use of their patio and grill, media room and club room. Its got underground parking, a pool, a restaurant attached to the hotel, hot tub, common room. Apartments here are quite nice and reasonably priced. The office staff has always been friendly and helpful. There is a lounge with free wi-fi that is great for studying. There is a pool on the roof and a beautiful view of downtown Richmond. My unit has a nice kitchen with new brushed metal appliances, a full-size stacked w/d unit, and an electric fireplace. We also have valet trash service (you put your trash in a container outside your door and a service comes by and picks it up). To get to school I usually walk 5 minutes to the A-lot and take the bus up to Sanger. It's only a 12 minute walk without taking the bus, and going uphill on Broad is quite a workout. would you recommend it? Definitely; is management friendly? friendly enough; any ammenities included? laundry in apartment, utilities included, gym (in building) included, parking included; how far from campus? 7 minute walk; do you walk, bike or drive to campus? Walk; any other perks or benefits of living there? very close to school, bars, Starbucks, Urban Farmhouse and Canal Walk (quite the list of priorities) I do recommend it. Pros - pool, fitness center, outdoor grills, and all utilities included make it very easy. Only a few blocks from campus - no student can park closer, which is why I walk everyday. Mostly MCV students. Cons - the units are more expensive if you want a single, but I think it's worth it. Not the safest neighborhood, but it's getting better. Be ready for lots of sirens, but you should get used to it if you want to be near a hospital! Great living for families, up to 3 bedrooms with fireplace, close to west end, 15 min drive to campus, community pool and gym, very safe Shockoe Lane 1206 Shockoe Lane http://www.theshockoecompany.com 804-592-5000 Shockoe Commons (Plus Management) 1209 East Main Street, Richmond, VA 23219 plusmgt.com/apts_sc.html 804-377-9900 Malvern Manor 41 ½ Malvern Avenue Richmond, VA 23221 www.malvernmanor.com/ 866.956.5408 I highly recommend Shockoe Lane for incoming medical students. The apartment complex is just under 5 years old. It features one and two-bedroom townhouse-style apartments at a reasonable price (trash and water/sewer utilities included). Washer and dryer units located on each floor at no extra cost. Management is friendly and quick to respond to any issues. Located between 12th Street and the Shockoe Slip Piazza, Shockoe Lane is only a 10-minute walk from MCV. Another perk of living here is the proximity to Shockoe Expresso and Urban Farmhouse, great places to grab a bite to eat if you choose to study off-campus. Yes I would recommend this place. The management is great and maintenance issues are resolved quickly. It is about a 10 minute walk from campus. The rent is very reasonable for the area (Shockoe Slip). Cable is included and a washer and dryer are in the unit. Electricity, water, and internet are not included. There is a mandatory $20 trash/recycling valet service (i.e. you put your trash in a special trash can outside of your door and they pick it up Sunday through Thursday). The only downside is the parking situation, which is very limited. I had to use expensive parking about 2 blocks away via a private company before getting off the Plus waitlist parking. I highly recommend it, and I decided to live there for my second year as well. Management is very friendly and accomodating. Ammenities are not included in rent. It is a 7 minute drive from MCV campus on the Downtown Expressway, and taking the bus or biking is also an option. Parking is free and always available right outside of my building. The apartment complex is located across the street from Windsor Farms, in a safe, quiet, residential area that is good for running and walking to Carytown. Pool, gym, and pretty landscaping. Linden Tower 116 East Franklin Street, 23219 www.monroeproperties.com Great place, convenient to the campus connector (GRTC # 84), rent prices are good, good management, includes water/sewer/trash, highly recommended...two things to watch out for: 1. not many 1 bedroom apartments available 2. insulation is not the best and there are lots of huge windows so utility bills might be high in the winter. but overall a good place to live.
