The investment strategy of The Hampshire Companies, with equity in excess of $1.4bm under
management, is twofold; (I) acquiring valued add and opportunistic assets where significant
appreciation is the near term goal through multiple repositioning, redevelopment, marketing and capital
enhancement strategies and (II) core and enhanced core assets where asset management strategies are
focused on capital preservation, cash flow and enhancement of net operating income over time. The
primary real estate sectors favored by both the value add and core strategies are retail and industrial
properties located primarily in New Jersey and markets within the Mid-Atlantic Region and along the
Eastern Seaboard. Hampshire also has significant investment in the Self-Storage, Office and Medical
Office. Risk is balanced by employing yield-oriented and capital-enhancement strategies.
POSITION OVERVIEW
MANAGER ASSET SERVICES
The Manager Asset Services will report to the Senior Manager Asset Services (SMAS) and will oversee the
day-to-day management and operations of an assigned portfolio of real estate comprised of retail,
industrial and office assets. These responsibilities will include revenue and margin maximization,
valuation support, reporting, operations, asset performance, debt compliance, leasing and the
stabilization of newly constructed assets. Additionally, the MAS will play an active role in the acquisition
and underwriting of potential investment opportunities.
SCOPE OF RESPONSIBILITES
FINANCIAL PERFORMANCE - The MAS financial focus should be in productively driving the NOI of assigned
portfolio to meet /exceed overall fund performance. The position will require the use/review/monitoring
the NCFADS report for the portfolio and identify significant variances and make recommendations for
correction. The MAS will also be intimately involved with the budgeting process and monthly review of
property operations and will be required to provide quarterly management reports and yield projections
for the assigned portfolio. Primary areas also include financial modeling, budget oversight as previously
mentioned, research and market information to support strategic lease and asset decisions, capital
expenditure projects and long term asset strategies such as hold/sell and financing decisions. The role
requires both qualitative and quantitative analysis of leasing and valuation matters with involvement in
investment underwriting.
PORTFOLIO STRATEGY - The MAS will be responsible for communication of portfolio
goals/strategy/transaction activity to drive property management operational team to achieve desired
results. Furthermore, the MAS will work with the portfolio team (Portfolio Manager and Senior Manager
Asset Services (SMAS) to support the preparation of the annual business plan for the portfolio and be an
integral part of the execution of same. Upon plan completion, the MAS will perform financial analyses
and develop processes that will allow optimization of the portfolio results in accordance with the strategic
plan. The MAS is to develop and implement short term, intermediate and long term strategies to improve
the value of the portfolio. Through this process, the MAS will work directly with the Senior Manager Asset
Services and the Portfolio Manager in all aspects of managing the portfolio (accounting, due diligence,
asset management, reporting, valuations, etc.).
LEASING AND MARKETING - A major focus of the MAS will be to work in concert with the SMAS to deliver
the leasing and marketing strategy to exceed occupancy and financial targets, coordinating productive
cross functional interfaces to enhance the marketing effort and outperform market peers. As part of the
leasing process, the MAS will be required to read, analyze, comprehend and summarize the lease
agreement and associated documents. Other components of the leasing function will be to evaluate value
added opportunities through upgrading tenant mix and/or repositioning tenants within the portfolio.
CAPITAL PROJECTS - The MAS will be responsible for execution of capital projects not handled directly by
the development team (base building and TI). There will be ongoing collaboration with Property
Management and/or other outsource providers to facilitate proper execution. As a result, the MAS will
be required to have a thorough knowledge of the leasing/construction/TI process including but not limited
to specifications, contractors selection, bidding/bid leveling, lien and payment processing, etc.
OPERATING PARTNER RELATIONSHIPS - This position will require considerable cross collaboration with
multiple business units/teams including dispositions, development, capital markets/debt, property
management, and finance.
QUALIFICATIONS AND REQUIREMENTS






A Minimum of 3-5 years of Real Estate/ Asset Management experience
Minimum 2 years of demonstrated experience in a managerial or team lead role.
Bachelor’s Degree required, MBA or Master’s preferred
Real Estate License required
Knowledge of ALL Microsoft Office Suite (Excel, Word and Powerpoint) and Adobe
Demonstrated practitioner’s knowledge and skills in: contract administration, lease
administration leasing and leases, expense escalation practices, accounting and financial
reporting, financial management reporting, financial analysis, budgeting and expense
management, business planning, risk management, tax assessments, tenant relations,
construction and tenant finish activities, engineering and preventative maintenance, energy
management, security, emergency procedures, garage and parking operations.
