NewMark Merrill Companies prepares for a multi-million dollar redevelopment in Colorado

Village at the

Peaks (formerly known as Twin Peaks Mall) is one of the newest additions to NMMC’s already impressive portfolio of shopping centers. Sacramento-based Panattoni

Development Company had recruited NMMC more than three years ago to manage, operate and lease the large enclosed mall property and in January 2012 the company acquired the property. As the new owner, NMMC is focused on the future of this outstanding property.

With its easy access and highly visible location, Village at the Peaks is ideal for customer convenience and retail store sales growth. In Longmont, Colorado

(just 16 miles from Boulder and 37 miles from Denver) the center is immediately next to Colorado State Highway 119 (at Hover Road).

“Village at the Peaks is a well-known retail crossroads in the heart of this vibrant community, and as the new owner, we look forward to strategically repositioning it to offer fresh experiences, including more high-quality shopping, dining and entertainment choices for people here in

Longmont,” stated Allen Ginsborg, Managing Director and

Principal of NewMark Merrill Mountain States.

Regal Entertainment Group is already on board with a

12-screen, 2500+ seat cinema, as is Sam’s Club and Whole

Foods Market. NMMC is actively signing additional tenants to round out the retail, dining and entertainment experience for customers. Once completed, the project will total 480,000 square feet.

NMMC anticipates investing $25-$50 million in this retail destination, repositioning the Village to increase market share and build the center’s brand into one that is recognized and supported by neighboring and far-reaching communities alike.

From Old to Bold: NMMC Completes Grocery-Anchored Center Renovation

Once again NMMC has proven its talents in development, property management, leasing and financial analysis by consistently delivering results to a broad scope of property types and retailers. With the grand reopening celebration on March 9,

2013, Park Plaza on Maine, in Baldwin

Park, California, became the latest success story for NewMark Merrill

Companies.

With the anchor store Superior Grocers – among Southern California’s largest independently owned grocery store chains – the center also includes Family

Dollar, Menchie’s Frozen Yogurt and

WaBa Grill... just to name a few of the many retail stores, eateries and services this 165,000 sq. ft. property has to offer.

In February 2011, Superior Grocers (at 56,000 sq. ft.) broke ground and joined existing operators CVS

Pharmacy, Chase Bank and El Pollo Loco at this daily needs shopping center. This would be the beginning of several improvements NMMC would construct at the property, repositioning the asset to dominate the market share of competing nearby grocery-anchored shopping centers. Brad

Pearl, NMMC’s Vice President,

Leasing and Development

(and co-founder of the company), was instrumental in the redevelopment of this community-oriented retail center.

To speed up the Plaza’s renovation, Sandy Sigal, CEO of

NMM C, directed the center’s loan restructuring with

Says Dennis Coombs, Mayor of Longmont,

“The Village at the Peaks redevelopment project is very exciting for the entire city. We were thrilled when NewMark Merrill obtained the property and we have begun a collaborative working relationship with them to revitalize this property into a key entry point to our city.”

“We are delighted to increase our commitment to the Colorado market with this outstanding opportunity to bring additional quality retail to the city of Longmont,” said Sandy Sigal, CEO of NMMC. “For too long, area citizens have been pulled to Boulder or other cities to find entertainment, shopping and great restaurants. We are very fortunate that Allen has developed such a strong working relationship with the city, the community and the remaining tenants to formulate an exciting redevelopment plan.”

million makeover. Future improvements planned—and recently approved by the city—include six new monument signs, including an LED reader board and a water feature.

Baldwin Park’s mayor, Manuel Lozano , praised the project and expressed the city’s gratitude for the results of the hard work: “The renovation of the Park Plaza on Maine shopping center is a major step toward the revitalization of downtown Baldwin Park. The refreshed center offers exciting new shopping opportunities. We are thankful for NewMark

Merrill’s investment in Baldwin Park and encourage every resident to come see, and shop at, this magnificent project.”

Park Plaza on Maine (located at the SE corner of Maine Ave and Ramona Blvd) is a shopping center with easy access from several neighboring communities. Not far from the Interstate 605 (the San Gabriel River Freeway) and Interstate

10 (the Santa Monica Freeway), Park Plaza on Maine is a grocery destination for the culturally diverse and convenienceoriented residents of Los Angeles County.

Darren Bovard, NMMC’s Director of Leasing, continues to drive the leasing activity at the Center, while Property

Manager, Brent Sherman, ensures the property is meeting NMMC’s high standards of operation.

NewMark Merrill Awarded 20 New Management Contracts

NMMC has achieved remarkable milestones:

• 10 million sq. ft. (combined) of assets owned or managed

• 1,633,208 sq. ft. of additional new retail space under management

“We are thrilled to be involved with all of these assets, which are each dominant in their respective markets,“ said John Hickman, Managing Director of NMMC’s San

Diego Division. “These properties have fared well in the recent market downturn, and we will work with the ownership and merchants to continue this momentum.”

NewMark Merrill Companies

Celebrates 15 Years in Business

The success of NewMark Merrill Companies can be defined by the passionate, dedicated leadership team; remarkable employee and client loyalty; executive attention to every asset and project; and a strategic vision for brand marketing.

In 1997, NMMC’s Founder, Sandy Sigal , was President and CEO for West

Venture Companies, a home builder and commercial real estate development firm in Burbank, California. He made the decision to start NewMark Merrill

Companies with the firm belief that he had the capability to launch and grow his own company... and with a clear vision for the kind of company he wanted to build.

Mr. Sigal is also active in community organizations serving on the Board of the Camp Max Straus Foundation. He is also an active member of the Young

Presidents Organization of Santa Monica Bay (YPOSMB) currently serving as Vice-Chairman of Chapter. He is also Regional

Membership Chair of the Pacific Region.

Jim Patton , once the Director of Business Development at West

Venture – and now NMMC’s Director of Leasing and Acquisitions – immediately joined Sigal, as did co-founder Brad Pearl , now Vice

President of Leasing and Development. Their confidence in Sigal and

NMMC is indicative of Sigal’s talent for growing an impressive shopping center portfolio, fostering professional careers, and engendering loyalty to NMMC from both employees and clients.

In 2003, NMMC’s Managing Director (San Diego) John Hickman , opened the company’s San Diego Office, and in 2007, Managing

Director and Principal (Mountain States), Allen Ginsborg , started the company’s Mountain States Division. NMMC soon maintained regional offices in California, Colorado, and Illinois, and was fast becoming one of the industry’s most reputable and award-winning companies.

• #13 of “Top 25 Property Management Firms” 2012 – S.F. Valley Business Journal

To meet increasing demand and maximize growth opportunities, Sigal formed LandMark Retail Group, a fullservice development division for retailers. CVS Pharmacy recruited LandMark to grow the CVS store count in 20 market areas in California. In May 2013, LandMark will complete its 40th CVS/pharmacy store opening in Berkley, CA.

With NMMC’s growing reputation as a development expert, Sigal decided to form a shopping center development arm. At the same time, Graham Allchorn , Sigal’s former Director of Leasing at West

Venture, was seeking a partner to acquire and develop shopping centers. Sigal formed NewMark Merrill Development Partners and appointed Graham as Managing Director and Principal.

Sigal’s passion for marketing has been instrumental in bringing

NMMC to the forefront of the industry:

• An award-winning marketing team honored with a Gold Maxi in

2011 and a Silver Maxi in 2007 for B2B Marketing Excellence

• Strategic and cost-effective shopping center marketing programs

• Clear and effective branding of each owned and managed asset

Launched with just three shopping centers in 1997, today NMMC takes pride in a portfolio of over 75 shopping centers, encompassing 10 million sq. ft.

Our portfolio has maintained a stabilized leasing rate of over 93% in the toughest market in decades due to the passion our team has to maximize the value of retail space.
