This project has site constraints of remaining existing student housing, new parking, building improvements and access upgrades. In addition, this project is a LEED Gold and includes site credits for water quality devices. Interim Parking Design for Theme Park (Anaheim, CA) 2009 - Mr. Okamoto serves as Project Manager responsible for the engineering design for the Interim Parking Lot redesign and Way Finding Sign Project in Anaheim. This project upgraded several existing parking lots to provide multiple uses for both guest and cast members for several different parking situations. RBF provided engineering and survey support on Highland Fairview’s Aquabella Community in Moreno Valley. This master planned community for active adults will provide 2,900 homes on 760 acres in a resort like setting. This project provides vital improvements for the Rancho Bel Lago area of Moreno Valley. Improvements included: an improved concrete lined flood control channel and adjacent mitigation channel; a double barrel RCB to convey 100 year storm water; two road widenings and a north/south connector with a bridge; a major sewer pipeline; an erosion control plan; and a series of desitling basins. The project also includes approximately 60 acres of lakes which not only provide an amenity, but they serve a flood control and water quality function as well. Rosedale Master Planned Development (Azusa, CA) 2004-2008 - RBF is presently providing professional engineering and surveying services, including the preparation of master developer plans for water infrastructure facilities, grading plans for building pads, improvement plans for streets, water, sewer and storm drains, and tentative and final tract maps for the Rosedale project located within the City of Azusa. This 800-acre master-planned community proposes 1,200 dwelling units, community recreation facilities. Mr. Okamoto is managing RBF's work efforts which also includes processing and approval of tentative tract maps; Run Off Management Plan Report; and overall drainage report; water availability, supply and storage; storm water quality and environmental issues. Talega Master Planned Community (San Clemente, CA) 1997-2008 - Mr. Okamoto managed RBF's work efforts which also included amendments to the Specific Plan and Feature Plan; processing and approval of over 20 tentative tract maps; preparation of a fire response model; planning assistance to the Regional Circulation Financing and Phasing Program as well as the Run Off Management Plan Report; Visual Analysis package for the City of San Clemente and the County of Orange; and preparation of the RDEB Residential Development Evaluation Board package (for City allocation of dwelling units). Development of the proposed project has required resolution of several sensitive issues addressing hillside development and grading; growth management, especially with the City of San Clemente; infrastructure phasing; water availability, supply and storage; regional traffic circulation; storm water quality and environmental issues. RBF services included: providing professional engineering, planning and surveying services, including the preparation of master developer plans for SMWD infrastructure facilities; grading plans for building pads; improvement plans for streets and storm drains; and tentative and final tract maps for the Talega project located within the City of San Clemente and unincorporated County of Orange. This 3,510-acre master-planned community proposes 4,090 dwelling units, a Fred Couples designed 18-hole golf course, industrial/commercial business parks, and is adjacent to a 1,180-acre open space reserve. Rancho Santa Margarita Development (Rancho Santa Margarita, CA) 1996 - 1998 - Project Manager and Engineer for a subdivision of 90 Single Family DU in the City of Rancho Santa Margarita. This project included preparation of a Tentative Map, Site Plans and Final Engineering of Rough Grading, Improvements and Precise Grading Plans. Simi Valley Developments (Simi Valley, CA) 1996 - 1997 - Project Manager and Engineer for two subdivisions of approximately 40 DU in the City of Simi Valley. Theme Park (Orlando, FL) 1992-1994 - As Project Manager for the surface and underground improvements, during design and construction, Mr. Okamoto was responsible for both the civil engineering and the coordination of several consultants to expand an area in the park. Corona Ranch (Corona, CA) 1988-1991, 1995-1998 - Mr. Okamoto was Project Engineer for this 712acre residential development in the City of Corona. Multiple land use tracts and construction coordination with other consultants were key components in the engineering of the project.
