Tourism Development Plan for Kavkazkye Mineralnye Vody
Russia
Short project description
In the framework of a comprehensive economic development plan for
Kavkazkye Mineralyne Vody (KMV), Kohl & Partner was assigned to prepare
the Tourism Development Plan.
The Tourism Development Plan included a detailed analysis of the status-quo of
the destination, the definition of the development strategy, a precise action plan
(taking all necessary areas like education, marketing, product development,
organizational structures, public support, etc. into consideration) as well as the
definition of concrete key projects for tourism.
About Kavkazkye Mineralnye Vody (KMV)
KMV, situated in the Southern part of Russia in Stavropol
Krai, was the number one health destination of the Soviet
Union. Still today it is broadly recognized for its medical
treatments and its mineral water.
Currently KMV, which consists of four main tourism
destinations (Kislovodsk, Essentuki, Pyatigorsk and
Zhelesnovdsk), has more than 30.000 beds and generates
around 700.000 arrivals per year.

Tourism Master Plan for Kurdistan Region
Iraq
Short project description
In cooperation with a consulting company from Lebanon, Kohl & Partner was
assigned to prepare a Tourism Master Plan for Kurdistan Region.
Based on the evaluation of the current situation (including several surveys,
stakeholder interviews and site visits) and the definition of the development
strategy 14 different pre-defined modules were prepared.
Those modules included topics like potential analysis, investment attractiveness
improvement, 53 investment projects, brand and communication strategy and
PPP in tourism.
About Kurdistan Region
Kurdistan Region is situated in the Northern part of Iraq,
has the status of an autonomous region and consists of
three provinces (Duhok, Erbil and Sulaymaniyah).
Only after the fall of the regime of Saddam Hussein the
government of Kurdistan Region could act more
independent. Tourism development is only in its very initial
phase but the tourism industry is seen as one of the most
potential sectors.

Tourism Development Plan for the Mountain Resort Shahdag
Azerbaijan
Short project description
Construction of the first accommodation buildings and ski slopes already started
in 2009. The project initiators vision is to develop a year-round tourism
destination with more than 3.000 rooms in various accommodation facilities, an
attractive skiing zone and several other tourism infrastructure facilities (like golf
course or spa).
Kohl & Partner, as part of a team of professional companies, was responsible to
prepare a Tourism Development Plan for Shahdag including recommendations
for a successful and professional tourism development on a national level.
About Shahdag Mountain Resort
In order to accelerate the development of tourism in
Azerbaijan, the Ministry of Culture and Tourism of the
Republic of Azerbaijan decided to support the creation of a
modern Mountain Resort corresponding to international
standards in the Northern part of the country.
Shahdag is situated approximately 25 kilometres to the
West of the regional centre of Qusar, some 200 kilometres
from the capital Baku.

Pre-Feasibility for a cable car project near Opatija
Croatia
Short project description
Kohl & Partner has been assigned by a local consortia to recommend the
optimum route, out of two different possibilities, for a cable car connecting the
Croatian coastline with the Učka mountain range.
The target of this assignment was the evaluation of the technical as well as the
economic feasibility and the possible economic results of the investment, based
on extensive information material provided by the client. The project has been
divided into four phases – analysis of the status quo, market analysis,
calculation of profitability and recommendation concerning the optimum route.

Feasibility Study for an aqua park project in Moscow
Russia
Short project description
The first part of the study included a location analysis and assessment, SWOTAnalysis, competitor analysis, international trends in water parks, target group
analysis, pricing and positioning.
Furthermore Kohl & Partner developed a broad concept including water
attractions, visitor control, wellness elements, gastronomy, fitness-area and
administrative area.
The second part consisted of an economic forecast including estimation of
visitors, earnings and costs.

Concept for a 4-star boutique hotel in Sofia
Bulgaria
Short project description
Kohl & Partner had been assigned to prepare a concept development for the
conversion of an office building into a 4-star boutique hotel with 31 rooms in
Sofia, the capital of Bulgaria.
Beside the concept Kohl & Partner was also responsible for the definition of the
main target groups, the determination of the price structure, the marketing
concept and the Pre-Opening management.
In 2008, after the opening, the hotel was awarded “Bulgarian boutique hotel of
the year”.

Feasibility Study for a Wine & Spa Resort in Langenlois
Austria
Short project description
Feasibility Study and implementation support during the project development for
a Wine & Spa Resort with 82 rooms in one of the most famous Austrian wine
regions close to Vienna.
The concept had been developed together with a renowned international
architect in order to create a unique architectural landmark.
Furthermore Kohl & Partner supported the Pre-Opening and the project
implementation and conducted an operative and strategic Marketing Plan for
the resort.
