Director of Property Operations Corporate Office Charlotte, NC or Raleigh, NC Reports to the Senior Vice President of Property Management Northwood Ravin, a leading multi-family development and property management firm, is seeking a Director of Operations for its Property Management division. The Director of Operations will recommend, implement and lead initiatives that will benefit the Property Management Division and assist with the growth of the portfolio. This position will have a strong focus and responsibility for recommending, implementing and supporting Realpage products, maintaining and enhancing policy and procedural strategies to ensure consistency throughout the portfolio, and ensure the division is ready for future growth and success within both its current markets and new markets. Position Responsibilities: • • • • • • • • • • • • • Research, evaluate, implement, train, and maintain products, services, and initiatives related to established goals and initiatives. Create appropriate policies, procedures, and best practices resulting in successful roll out to current and future division portfolio Prioritize future goals and initiatives for the Property Management Division Collaborate with internal departments as required, i.e. accounting, training, etc. Be a liaison, at the request of internal departments, to research, evaluate, procure, test, train, and implement products, services, and initiatives specific for the Property Management Division Understand the complexity and legalities of Multi-State operations – modify and adapt Property Management Division policies, procedures, lease paperwork and best practices by State as necessary Conduct periodic internal surveys and evaluations for feedback on current and new products, services, and initiatives Be responsible for supporting property operations through the current Property Management Software system Utilize the current Property Management Software system to integrate related products for increased operational efficiency, standardization, and automation. Related products and integration may include coordination with other divisions (IT, Accounting, etc.) Maintain and update Property Management Division Policy and Procedure Manual and all related materials Train Property Management Team Members as required, focusing on Property Management Software, related products, and Policies and Procedure Manual. Training practices will include coordination with the Director of Training Participate in the acquisitions and disposition of assets through development or transaction Audit properties periodically to ensure compliance with policies, procedures, and best practices\ Audit Property Management Software systems and related products to ensure compliance of these systems with established policies, procedures, and best practices Skills & Qualifications: • • Experience as a Property Manager or Operations Manager for portfolio of multifamily assets for a minimum of 5 years Exposure to residential high-rise, mid-rise and garden style properties as well as new lease-up construction • • • • • • • • • • Experience with Microsoft Word, Excel, Outlook, PowerPoint; skilled in the use of audio/visual equipment, computer hardware and software, specifically Microsoft Office and general office equipment Knowledgeable in working with Realpage Property Management Software systems and all related product support programs Ability to lead and teach others using Property Management Software systems and all related product support programs Ability to work in fast-paced environment and remain calm under pressure Excellent organizational and communication (both written and oral) skills Ability to train in classroom environment or on the job Significant contact with all levels of the company while planning activities and obtaining followup on effectiveness. Will be in constant contact with property personnel and will impart information to them.
