Reporting to the Vice President, Property Operations, the Director, Operations (West) will support the
Company’s objectives by contributing to and implementing the company's plan for the region and fulfilling
the company's responsibilities to its residents/guests at our properties.
Property Operations is the core of Parkbridge’s business, and is the Director, Operations (West) will be
responsible for three regions within our real estate portfolio. He/she will also be a member of the core
leadership team which is responsible for mid and long term planning for the business.
THE POSITION:
This position reports to the Vice President, Property Operations and plays an integral role in
implementing the company’s vision for the resorts and communities in the Western Canada region by:


Working with all Parkbridge staff to build an “I am Parkbridge” culture which creates
community, delivers on promises, demonstrates understanding of resident/guest interests and
builds Parkbridge’s business
Working closely with SVP & CFO/VP Finance and Director Asset Management & Acquisitions to:
o Monitor asset and operational performance against proformas, budgets, approved
capital plans, etc.
o Manage occupancy (through leasing and sales tactics)
o Manage opex and capex
o Ensure effective cost recoveries (AGIs, utility metering etc.)


o Improve and maximize ancillary revenue operations
Working closely and collaboratively with functional leaders and other Directors, Property
Operations to continue to develop and evolve processes, systems and capabilities to build a
consistent, reliable approach to managing resort, marina and community operations
Actively participating as a member of the core leadership team including contributing to mid to
longer term strategic thinking and planning
ESSENTIAL DUTIES:
Community Relations (Resident/Guest)
 Meet/speak with residents as required and maintain effective communication and resolve issues
 Demonstrate pride, passion and leadership for the “I am Parkbridge” commitment
 Respond to resident complaints in conjunction with Senior/Regional Managers, and Resort and
Community Managers
 Work with Senior/Regional and Property Managers to develop effective resident/guest relations
activities
 Ensure residents/guests receive a high-level of service consistent with the “I am Parkbridge”
commitment
People Management
 Lead and develop a team of Senior/Regional Managers focused on:
o Delivering the “I am Parkbridge” commitment to residents/guests
o Maximizing the quality and value of assets
o Effectively managing people (recruiting, selection, training, coaching, employee
engagement, managing performance)
o Operating effectively and within approved budgets, proformas and operating plans
 Development and management of operations staff, including those at each property in
conjunction with Senior/Regional Managers and operational objectives
 Work with Regional Managers to recruit and select qualified management; and partner with the
VP Sales, Marketing & Home Construction to recruit sales candidates for sales programs in the
region
 Approve hiring and termination of all operations staff in conjunction with HR; and partner with
functional leaders responsible for hiring functional staff in your region)
 Conduct semi-annual and annual performance review evaluations and recommend
compensation adjustments for operations staff; coach and accurately appraise performance;
and ensure proper HR tracking and personnel file maintenance
 Recommend and coordinate education and training of operations staff to enhance skill
development
 Ensure compliance with federal, provincial, and local agencies that regulate rental residential
operations, resort and operations
 Oversee the management of absenteeism including work-related absence, sick leave or other
forms of approved leave
Development and Enhancements
 Oversee and implement the development and expansion programs at several properties
 Monitor, or participate as Project Sponsor for greenfield development projects
 Manage the repositioning of properties identified for repositioning/improvement

Re-marketing and re-branding of target properties
Direct accountability for profit and loss statements of development and enhancement projects
Manage the continual upgrading and enhancement of properties and amenities
Roll new acquisitions into the framework of the existing portfolio
Asset Maintenance / Physical Property Management
 Conduct on-site inspections
 Review recommended equipment and capital expenditure/amenity needs in conjunction with
Regional Managers and property management
 Ensure planning, approval and implementation of annual capital improvement program
 Available for after-hour emergencies and other activities as necessary
Financial Performance
 Drive the creation of long-term sustainable value for the region and each property in the form of
growth in operating Income and the prudent management of capex
 Submit annual operating and capital budgets and accept total budget responsibility for each
property in the region
 Maximize revenue and control operating expenses
 Work with Sales to develop annual occupancy, lease-up and sales projections; and partner with
Sales to implement programs to achieve them
 Review monthly P&L statements, partner with Finance to prepare a written variance and trend
analysis and corrective action plans where required
 Maintain accurate rent-rolls in conjunction with Resort and Community Managers
 Ensure timely collection of rent at each property in conjunction with Resort and Community
Managers
 Review monthly property accounting reports
 Assist in preparation of Pro-Forma Budgets as required for acquisitions
 Ensure that internal control practices are adhered to and monitor for compliance. Recommend
changes to operating controls, as required.
Minimum Education/Experience Required
 Bachelor’s Degree
 Ten years of property management experience including five years supervisory experience
required
 RV Resort or hospitality management experience preferred
 Experience in development of real estate preferred
Knowledge, Skills, Attributes
 Demonstrated leadership abilities and results orientation
 Passion for chosen work and building community
 Thrives while working as part of a collaborative, team-oriented leadership group
 Excellent communication skills (written and verbal)
 Excellent interpersonal skills
 Working knowledge of federal, provincial and local laws pertaining to rental properties and
employment
 Proficient knowledge of internet tools and Microsoft Office
 Ability to organize and prioritize projects

Working knowledge of basic and key accounting principles
Ability to read and interpret P&L and other financial and operating reports to identify variances
from budget, key trends
Available to travel with overnight stays
Must have flexibility to respond to resort/business needs during non-business hours
