1. $10,000.00 Non-Refundable Earnest Money required day of auction
for each property in the form of cash, cashier’s check or
personal/company check with bank letter guaranteeing check addressed
to United Country-Thomas Auction Marketing. Absolutely no
exceptions!
(SAMPLE LETTER: Mr/Mrs______________ is a customer in good
standing of our bank. We will guarantee payment of checks written on
his/her account number ________for $10,000.00 for earnest money at
your auction on April 3, 2010.)
2. Real estate sells ‘As Is-Where Is’ with all faults and No Guarantees!
Properties are selling without warranty as to usefullness or
merchantability.
3. Real estate sells Absolutely to the Highest Bidder Regardless of Price!
4. There will be a 10% Buyer’s Premium added to final bid to
determine contract amount on each individual property.
Example: Final Bid Amount ($100,000.00) + 10% Buyer’s Premium
($10,000.00) = Contract Amount ($110,000.00)
5. Buyer will be responsible for all closing costs (Title Insurance,
Surveys, Appraisals, Etc.)
6. Seller guarantees clear deed and will pay pro-rated property taxes
through day of closing only. Closing will be approximately 30 days from
sale date.
7. There are some Oil & Gas Minerals Available!
8. The real estate auction contract is not subject to Buyer being
approved for financing.
9. Auctioneer strongly encourages each individual prospective buyer to
inspect properties thoroughly prior to auction.
10. All announcements made sale day supercede all printed material.
