We note the submitted archaeological desk based assessment provided in support of this application and can confirm that it meets current requirements. This document concludes that there is potential for buried archaeological remains to exist on site, and we are in agreement with this view. Therefore, there is a strong possibility that archaeological material, may extend into the application area and that any remains surviving as buried archaeological features will clearly be adversely affected by the proposed development, should consent be forthcoming. It should include the following: The Written Scheme should include information on how the applicant intends to ensure that archaeological interests are protected. It should include, as a minimum requirement, a specification for an archaeological watching brief during topsoil removal and any ground disturbance, landscaping, etc. However, the developer may consider the benefits of commissioning an intrusive field evaluation prior to the commencement of development. This could have the advantage of determining the presence or absence of archaeological material in the footprint of the development and lessen the likelihood of unforeseen delays and costs during the contracted development process. The document should provide specific information on the scope of the work, the methodologies and standards to be applied and the name of the personnel selected to carry out this work A report will need to be produced on the results of the work. The Written Scheme should specify archaeological monitoring arrangements with the Dyfed Archaeological Trust-Heritage Management, the archaeological advisors to the planning authority. The applicant is strongly advised to consider contingency arrangements in the event of the unexpected discovery of significant archaeological material.
