Replace existing cabinets with semi-custom grade
wood. Replace laminate countertops and add a
stainless steel sink, new faucet, new energy-efficient
appliances, and custom flooring. Repaint walls and
trim. Add a 3x5 foot island.
Update existing 5x7 foot bathroom by replacing all
fixtures to include 30x60 porcelain-on-steel tub
with 4x4 ceramic tile surround, new single-lever
temperature and pressure-balanced shower control,
standard white toilet, solid surface vanity counter
with double sink and ceramic floor.
Create a 20x30 foot entertaining area with wet bar, a
5x8 full bath and a 12x12 auxiliary room. Painted
drywall throughout, exterior walls are insulated,
recessed lighting, and laminate floor system. The bar
includes raised-panel oak cabinets, stainless tell bar
sink, under-counter refrigerator and vinyl floor tile.
Add a 16x20 foot deck using pressure-treated
southern yellow pine joists supported by 4x4 posts set
into concrete footings. Install composite deck
material in a simple linear pattern. Includes built in
bench, planters, stairs and complete railing system.
Remove existing roofing to bare wood sheathing and
dispose of properly. Install 30 squares of 235-pound
fiberglass asphalt shingles with new felt underlay,
galvanized drip edge and mill finish aluminum
flashing. Assumed a 5-square hip roof, custom
flashing at two skylights and a custom cap treatment
at vented ridge.

with wood replacement windows, double glazed and
exterior clad in vinyl or aluminum. Wrap existing
exterior trim as required to match.
