1. The arrangements are made subject these terms and conditions. Receipt of the
booking fee confirms you have read and understand these conditions.
2. When booking the villa, the deposit will be retained and go towards the cost of the
clients holiday. I cannot accept responsibility for any delays in receipt of the deposit
and our confirmation of the same. The final payment including the security deposit is
required 12 weeks prior.
3. I reserve the right to alter or cancel any holiday accommodation if in the event the
accommodation can’t be provided for any reason beyond my control. In this event a
full refund – total sums received – will be granted.
4. If the client should cancel the holiday, or is cancelled, due to the clients failure to pay
the balance within the time allowed before departure. Payment for the villa will not be
refunded. Payments for pool heating and security deposit will be refunded in full. You
are reminded to hold adequate insurance to cover cancellation. All cancellations must
be notified in writing.
5. I can not accept liability for any death, personal injury, sickness, accidents, loss
(including luggage and personal effect), increased expenses or any misadventure
being incurred or suffered as the result of the act of default of any company, firm, or
person concerned with the provision of your holiday arrangements who are not
employed by me.
6. The booking is accepted on the basis that all persons staying in the villa hold
adequate travel insurance and medical cover.
7. All parties travelling should satisfy themselves that they meet all current USA Visa
entry requirements. If for any reason entry is not permitted to the USA, this will not
constitute a breach of contract.
8. I will not be held responsible in any way if cancellation or change is due to weather,
war, riots, civil commotion, terrorist activities, air strikes, disaster, technical problems
with transportation, alteration or cancellation of air or non-services of any event
beyond my control.
9. Persons/children under the age of 18 are not acceptable unless accompanied by a
parent or adult.
10. On change over days, I request that outgoing clients vacate the property by 10 AM
Incoming guests can gain access from 4PM unless otherwise agreed with the owner.
11. A security deposit of £150 ($250) is required, payable with the final payment. This
will be refunded to the client after the holiday, subject to any deductions for loss or
damage. If any breakages occurred you have the option to replace prior to your
departure. Any items missing / broken will be charged from your security deposit
subject to a minimum $25. Deposit return: - UK payments I would prefer to send
direct to your bank using details on your cheque.
US payments: - A check will be mailed to your home address.
12. Garbage Removal
Garbage can be put out after dark the night before and replaced before the end of
collection day. If bins are left out earlier the resort may impose a fine of $25/day,
which will be taken from your security deposit.
13. Swimming pool: I accept no liability for injury however caused, as a result of
the use of the swimming pool. Guests are specifically requested not to allow
unsupervised children to use the swimming pool..

14. No pets allowed
15. The villa is non-smoking.
16. Only persons notified to me will be permitted to stay in the villa. Breaking this
condition is grounds for immediate eviction with no refund of payment.
17. A Gas BBQ is supplied for guests to use free of charge. This must be used outside
the screen away from the pool. Please ensure the BBQ is cleaned after use, if not a
charge will be levied on your security deposit. We leave a gas bottle but if this is
empty please have it filled at the local Wal-Mart.
18. The lead guest must fully inspect the home and report any damage or deficiency to
the management company within the first 24 hours of their stay. Thereafter any
damage or deficiency found following the guest’s departure would be attributable
solely to the lead guest and their party.
