Design and Access Statement for Delivery Ramp at 45 47 Beaufort House Hotel

Design:
Having assessed the site and surroundings of the existing layout at Beaufort
House hotel it is clear to see and understand the requirement for a delivery
access ramp to accommodate a trolley being used.
The main entrance to the hotel will remain unchanged, the second access to
the hotel is currently unused but under the new proposal it will be used to
receive deliveries, thus eliminating disturbance and potential health & safety
risks between residents and commercial deliveries, please note this entrance
will not be used by the public or residents.
The proposal has been designed with respect to the existing environment and
the alteration is intended to use the existing granite faced steps in order to
blend with the original path.
The ramp will only rise to half the height of the current steps, it is proposed to
lower the existing doors and a transom window over the door so as to match
the main entrance door and also allow sunlight into the entrance.
The amount of area that will be altered will be in the region of 3m2 for the
steps and approx 8m2 for the pathway leading to the steps. This provides
enough space to fully complete the works and install the delivery access path,
the photos below illustrates an outline of the area in which the works will take
place.

The layout (Plans & Elevations) of the existing and the proposed alterations
can be seen on drawings ‘DWG_CH_001 Existing Layout’ and
‘DWG_CH_002 Proposed Layout with Delivery ramp’.
The level of the path has been lowered so as to tie in with the existing public
footpath, thus reducing any step up.
The below photo shows the location of the delivery ramp relative to the main
entrance, this will give an idea of the scale and location of the alterations and
its appearance on the overall building. As you can see, the proposed
alterations will have no major effect on the appearance of the building as it will
be in the background and surrounded by a fence and prominent building wall.

The existing paving will be resin-bound aggregate to provide a smooth, even
and well-laid surface to avoid tripping.
The limited existing plants & hedging that exists will be retained and not
disturbed during the works.
Given the location of the entrance, i.e. in a secluded area in close proximity to
a prominent building wall it is not in direct view or will catch the eye, therefore
deliveries can take place without disturbance.
Access:
As this proposal is designed to accommodate a delivery driver using a trolley,
and the fact that the hotel does not directly provide parking or vehicular
access, there is no effect of the proposed works on Vehicular & Transport
Links.
The proposed alterations seek to improve wheelchair access to the building
and adequate street lighting exists to illuminate the area during night time
hours.
