Information for Secure Tenants July 2014 This leaflet sets out some early information for Secure Tenants of the Warwick Road estate (Broadwood Terrace and Chesterton Square). You are a Secure Tenant if the Council is your landlord and you pay your rent directly to the Kensington and Chelsea Tenant Management Organisation (KCTMO). In the event that the Council decides to pursue redevelopment we will provide you with more detail on the options below as soon as possible. What help and advice can I expect if the Council decides to pursue redevelopment of the Warwick Road Estate? If the Council decides to redevelop the estate, we will meet with you individually to fully understand your circumstances and then provide you with detailed advice and information based on these. If you feel you would benefit from independent advice we can arrange for this to be provided free of charge. If the Council decides to redevelop the Warwick Road estate, will I be re-housed? The Council will re-house all Secure Tenants. If you wish to be re-housed in the new development, then the Council will accommodate this, and you will be provided with a brand new home. The tenancy terms and conditions and the rent would be comparable to your existing tenancy and rent. Alternatively, if you would prefer not to be re-housed in the new development, then the Council will seek to find you suitable alternative accommodation elsewhere. The Council will meet with you and your family to discuss your specific requirements, and will offer you an alternative property that best suits your specific circumstances. We will make every effort to ensure that the majority of Secure Tenants only need to move once. However, if redevelopment progresses in phases, temporary moves may be required. Compensation Secure Tenants are entitled to two sorts of payments, a Home Loss Payment and a Disturbance Payment. Home Loss Payments Secure Tenants who have lived in their homes for at least 12 months prior to the date they need to move will be entitled to a Home Loss Payment. This is the equivalent of the amount to which you would be entitled if a Compulsory Purchase Order was in place and is currently set by the Government at £4,700. Disturbance Payments You will also be entitled to disturbance payments. The principle of these payments is to ensure that you do not incur any expenditure due to the need to move that you would otherwise not have incurred. If you are required to move twice you will receive disturbance payments for both moves. Disturbance payments will cover the following items (to be agreed on a case by case basis): Removal costs; Assistance with packing and unpacking if your personal circumstances require this; The cost of mail redirection; Telephone, television aerials and internet disconnection and reconnection, including additional lines; Disconnections and reconnections of your washing machine, cooker and dishwasher; Carpet refitting. Where this is not possible, the Council will contribute an appropriate amount towards the cost of new carpets; The cost of new school uniform(s) if you move to a different area and your children change schools; If you have made adaptations to your current home to help with a medical condition and paid for them yourself, but your new landlord is not prepared to replicate them, the Council will reimburse your costs; The Council will reimburse you for the loss of wages or salary on the day of the removal for up to two members of your household; The Council will reimburse other reasonable costs to be agreed in writing before they are incurred.
