Hover Ridge Architectural Change Review Request Instructions It is extremely important that some INTERIOR and ALL EXTERIOR IMPROVEMENTS OBTAIN REQUIRED APPROVAL by the Association prior to starting on the work. This is a requirement of the Declaration of Covenants, Conditions and Restrictions. The intent of this requirement is not to hinder people from freedom of choice but to ensure their choices are in harmony with the overall appearance of the community. An attractive, harmonious community will be a desirable place in which to live, and will also prove to be a better investment over time than one in which architectural control is not enforced. Each submittal will require these items to be included but are not limited to the following: • Architectural Change form. • Description of proposed improvement or change. • Plot Map or equivalent to-scale drawing with existing and proposed modifications • Material(s) used • Size • Color • Samples • Copy of building permit where it applies • Manufacturer’s Specifications and Brochures Each completed request form and all attachments must be submitted to Trio Property Management so that the Community Manager can record them and track the work to completion. The approval of the Architectural Change form does not waive any local, county, or state ordinances or laws, nor does it grant necessary approvals or requirements of the local building department. Each individual homeowner is required to abide by those requirements for approval and construction. IT IS EXTREMELY IMPORTANT TO NOT ALTER THE DRAINAGE ON YOUR LOT BY YOUR LANDSCAPING OR OTHER LOT IMPROVEMENTS. What is an Architectural Review? Architectural Review is the power of the Homeowners Association to govern the exterior appearance and some internal changes of all properties in the community upon which homes are built. Where does the authority come from? The authority comes from the Declaration of Covenants, Conditions, and Restrictions for the Association, which is a legal document, recorded with the Clerk and Recorder prior to any home being purchased. Are homeowners provided the Declaration of Covenants, Conditions, and Restrictions as well as Addendums? Yes. Each homeowner receives the information prior to the purchase of his/her home. Do I have a choice regarding the Architectural Review? By virtue of the purchase of your home in the Hover Ridge community, you have agreed to the legal documents of the Association and to the jurisdiction of the Association. Why are there architectural standards? The benefit of the Architectural review is basically two fold. First, the community in which you live will maintain its attractive appearance if there are standards. Second, if the community maintains its attractive appearance, the value of all properties in the community will be retained at a higher level than if there were no Architectural Review and approval.
