The last dinner on November 16 was a huge success with 30 participants. The idea of the dinners is to meet old and new neighbors at the clubhouse for appetizers, then disperse to homes, where six to eight people will wine, dine, and enjoy each other's company. After dinner all participants will go to the home of Lisa and Mike Pickett, who have once again opened their home for desserts. The cost is $10 to participate. For more information and to volunteer to host or participate go to our website: kentlandsprogressivedinners.com Pipe/Sprinkler Break Prevention Management has been notified by some of our neighbors that they have endured burst pipes recently due to the frigid temperatures. The following tips can help you safeguard your home before, during and after a pipe freeze. Pipes that freeze most frequently are those that are exposed to severe cold, like those in unheated interior areas like attics and garages. Check for signs of leaks or cracks around connection to water supply and turn off water and drain hose bibs in fall. Set your thermostat to a higher temperature. It is normally suggested to keep your heat on 55° F, but with sub-freezing temperatures, the thermostat should be raised. Remember, some of you may have outside sprinklers, attic pipe sprinklers, water pipes in garages and basements. The ambient heat from your home may help prevent sprinkler and water pipes from freezing. You may incur a higher heating bill, but you can help prevent a much more costly repair job if pipes freeze and burst. A simple way to prevent pipes from freezing "Allow a faucet to drip slightly (lukewarm water) in order to minimize freezing." Note: The first sign of freezing is reduced water flow from a faucet. Close all windows near water pipes. Freezing temperatures combined with wind drafts can cause pipes to freeze more frequently. Consider weather sealing your windows. If you will be going away during cold weather, PLEASE LEAVE A KEY WITH A LOCAL FAMILY MEMBER OR FRIEND/NEIGHBOR AND A PHONE NUMBER TO REACH YOU IN CASE OF AN EMERGENCY. BEFORE there is an emergency, find and clearly mark the master water shut-off valve in your home and make sure everyone in your family knows where it is and also the valve on your hot water heater. (Learning the location of these valves may come in handy during an emergency.) If you plan to be away from home for an extended period of time, you may want to consider shutting off the water supply valve to the home. Once you've shut off the water, switch off the water heater circuit breaker to prevent heating elements from being damaged. Call a plumber or sprinkler repair contractor, as appropriate. Keep emergency numbers nearby for quick access. Kentlands Movie Night Come join us for our first Kentlands Movie Night! You are kindly requested to remove all past holiday decorations. Kentlands Citizens Assembly Board of Trustees President Skating on the Lakes is Prohibited! The frozen lakes look inviting, but please do not attempt to play or skate on any lakes within Kentlands or Lakelands. The ice could give way and you would fall through to freezing water! If this were to happen, it could prove to be fatal before rescuers could reach the scene. Talk to your children about the extreme danger of playing on the ice or on the rocks surrounding the lakes. Yes, the ice looks stable and inviting but please remember that our lake systems double as a storm drainage network. This means that the level of water under the ice may be lowering and it is never safe to walk out onto the lakes. The water is constantly moving under the ice, further contributing to a perilous environment and an adult can lose motor skills within a minute of being in freezing water. If you see anyone skating or playing on the lakes, please call the police non-emergency number at 301-279-8000 to report it. Looking for a Part-time Job? We're Hiring! Snack Bar The Kentlands® Citizens Assembly is seeking responsible persons to fill part-time positions available at the Kentlands Clubhouse for the Snack Bar in the summer. Snack Bar Hours: 11:00 am - 6:00 pm daily, opening May 24 and closing in September. Employment applications are available at the Kentlands Clubhouse, 485 Tschiffely Square Road. This will also include part-time shifts at the Clubhouse front desk after the Snack Bar closes for the summer. Winter Weather Reminders If you hear about a possible snow forecast, please do not park on streets marked with "Snow Emergency Routes". If you are parked on a Snow Emergency Route within the community, you are at risk of being towed by the City of Gaithersburg. Parking in the alleys is not permitted. In order for unhindered access by snowplows, all cars parked in the alleys will be towed. City law requires that you shovel the sidewalks abutting your property within 12 hours of the last snowfall. In the event of inclement weather and the Clubhouse is closed during business hours, please call 301-948-2071, ext. 106. Messages will be monitored. Also, check the Kentlands website at www.kentlandsusa.comfor any updates. Seeking Volunteers for Snow Removal With a snowfall, some residents need help shoveling their sidewalks. If you can help shovel, please call the Clubhouse at 301.948.2071 and speak with Francine Lowenstein or send an email to flowenstein@cmcmanagement.com. Holiday Tree Recycling Please recycle your holiday trees as part of the City of Gaithersburg's weekly recycling program. Simply put the tree out curbside for Thursday recycling day and it will be collected by the City contractor. Please note these helpful reminders: Trees must be in their natural state. Remove all decorations, including tinsel and angel hair. Be sure there is no metal attached to the tree. Do not wrap trees in plastic. Place the tree curbside next to your green recycling bin. Artificial trees will not be recycled. Trees with root balls will not be recycled. Trees will only be picked up from your residence. Do not take the trees to other sites such as schools or public buildings. For more information on tree recycling or other services contact 301258-6370 or publicworks@gaithersburgmd.gov. Exterior Household Projects Need Approval Exterior changes, including adding a deck, replacing windows, changing paint colors, or performing any other exterior change, including landscape changes, must receive approval by submitting a Visual Change Application form to the Management office at 485 Tschiffely Square Road. These forms can be found on the Kentlands website (www.kentlandsusa.com) or at the Clubhouse. (Note: repair or replacement that results in changes to the design, material or color for any exterior item would also require submission of a Visual Change Application.) Visual Change Applications are required to be submitted and approved by the Kentlands Historical Trust (KHT) prior to the start of your project. Condominium residents must first receive approval from their condominium association before seeking approval from the KHT. Once approved by the Kentlands Historical Trust, the project must start within six months or a new approval is needed. Applications are due by the close of business on the 19th of the month for review prior to the first Wednesday of the following month. If you have any questions, please call 301-948-2071. From the President The new year begins with a busy schedule. The Board of Trustees meet on January 22nd; come see the running of your community. The various committees are getting started on plans for 2014. Look for some additions to the social calendar presented by the Activities Committee. I know that group would also welcome your ideas for good events. A new year is also a new budget year. My belief is that the budget is a tool, not an amount which must be spent. Unlike government, if we have unspent money that is good, since it is our money. I urge everyone to watch how the money comes in and goes out. Two meetings on January 29th are of interest. The condo officers are invited to meet with the President and Board at the Clubhouse to discuss items of mutual interest; I hope each condo community can be represented. That night also has a meeting concerning the Corridor Cities Transitway (CCT), a dedicated high-speed bus system which will go alongside Great Seneca Highway. That meeting will be held at the Lakelands Clubhouse as a joint information session with state officials. This will also be an example of dealing with matters of common interest with Kentlands and Lakelands; the meeting was set up by the Presidents of both communities. See you around the neighborhood.
