1) We understand the 40 page limit. Please clarify that at this point the only “form”
excluded from that count is the Acknowledgement and Attestation Form. A design
build RFQ/P has quite a few key team members with both the CM/GC and the
Architect. You also have asked for alternates in key positions. This could quickly add
up to 15-20 resumes.
a. Resumes are included in the 40 page limit.
2) We have a question concerning the LEED consultant and energy model for the First
Year Experience Housing Village proposal. Is the selected Design/Build team or UCCS
responsible to hire the LEED consultant for the project? Is the selected Design/Build
team or UCCS responsible to develop the energy model for the project?
a. Design/Build team is responsible for hiring the LEED consultant and
developing the energy model.
3) Are the cover letter, resumes, and surety letter included in the 40 page limit? Can we
submit a project from our design partner as one of our 3 projects in the Project
Background/Success of Design-Builder Team section? Are we restricted to 8 1/2 x 11
sized pages? Or would 40 - 11x17 pages be acceptable?
a. 11 x 17 sheets are permitted. Section/tab/dividers are permitted.
Resumes are included in the 40 page limit.
4) Is it permissible to include 11x17” sheets? Is it permissible to include section
tabs/dividers?
a. 11 x 17 sheets are permitted. Section/tab/dividers are permitted.
5) Please confirm that the design team and corresponding design fees should include all
applicable consultants, including Structural, Civil, Landscape, Mechanical, Electrical,
Interior Design, Food Service and Sustainability ?
a. Shortlisted firms will be asked for fees proposals that should include fees
from all applicable consultants.
6) For Fire Protection Design, can this be handled by a design-build subcontractor or will
UCCS require a separate 3rd party to design the fire sprinkler system? If so, is this
design to be included in the design fees or can it be carried as a part of the Fire
Protection cost of work?
a. The fire suppression system can be done on a design/build basis. Include
in Fire Protection cost of work
7) Is the design team required to complete an independent Code Review with a code
review consultant or will code reviews be handled by UCCS typical 3rd party code
review process?
a. UCCS will contract directly with a State code reviewer (independent third
party)
8) Will the new dormitory rooms require both heating and cooling?
a. Air conditioning is required in the kitchen, dining hall, academic
programming space, housing programming space, housing offices, laundry
facilities, mail room, and residential managers apartment. Approximately
100 of the 510 residential beds will need air conditioning.
9) I had a question about this RFP as to whether any sort of pre-planning or master
planning had been done to determine the desired size and venues for the dining hall
mentioned in the RFP?
a. No pre-planning or master planning has been done for the dining hall.
