Victor DiSanto has been a partner of the firm Sterling DiSanto and Associates since 2002.
He has 25 years experience in real estate consultation and valuation, appraising all
property types in New Jersey for a wide range of clients for financing, tax appeals, litigation,
acquisition and sale. He has been qualified as an Expert Witness in New Jersey Tax Court,
Superior Court of New Jersey, various County Boards of Taxation, and Condemnation
Commissions.
Mr. DiSanto is an MAI designated member of the Appraisal Institute. He is a State Certified
General Real Estate Appraiser in New Jersey, and a Regular Member of the International
Right of Way Association.

Amy Donow has been a Senior Commercial Review Appraiser for the Business Banking
Group at JPMorgan Chase since 2006. Her 25 years of experience in the industry involves
commercial, retail, industrial and multi-family properties.
Amy Donow received her MAI designation in 1993 and is a State Certified Real Estate

Patrick Josephs is founder and CEO of PATJO Appraisal Services, Inc. – a real estate
appraisal and consulting firm with offices in New York and New Jersey. He has over 25
years real estate experience and over 20 years appraisal experience. He has conducted
thousands of real estate valuation, market and feasibility studies and prepared thousands
of reports on all property types.
Mr. Josephs is a Certified General Real Estate Appraiser in six states (NY, NJ, PA, CT, DE and
DC). He is an MAI member of the Appraisal Institute since 1996, a member of the Royal
Institution of Chartered Surveyors (MRICS) since 2001, and a graduate of the real estate
master’s program at New York University since 1993. His education and experience spans
three countries; Jamaica-West Indies, the United Kingdom and the United States.
Mr. Josephs is a Real estate broker, real estate appraiser, senior commercial review
appraiser for a major financial institution and market analyst. He has been developing and
teaching real estate courses and seminars for over 10 years. He has taught at Hofstra
University, New York University and for the Appraisal Institute - Metro New Jersey Chapter.

Joseph Palumbo is the Director of Valuation at Weichert Relocation Resources where he
has been employed since 2007. While employed at Washington Mutual Bank as a First Vice
President he was responsible for all aspects of collateral management for 4 business
channels, for a territory including Maine to Florida while overseeing 180 full time
employees.
He has been involved in the appraisal industry since 1986, starting as a staff appraiser with
World Savings and then moving to management at CitiBank. From 1991 to 1999, he was
self-employed at J. Palumbo and Associates, Inc. He has been qualified by The New Jersey
and New York State Board of Real Estate Appraisers as an Instructor of Residential Real
Estate Courses.
Mr. Palumbo has been teaching “Uniform Standards of Professional Appraisal Practice
(USPAP)” since 1995 is an AQB certified Instructor. In 2010 he became qualified to teach
the IVS (International Valuation Standards). He presented the class in Beijing China, July
2010. He studied Political Science at Rutgers University and Economics at the University of
Maryland. Joe has authored 5 articles for industry magazines and is approved and qualified
to teach 4 other seminars and 3 other courses. The USPAP Course is a primary area of Joe’s
instructional focus. Joe is an adjunct faculty member for NYU and Baruch City College in
NYC. In March 2011 he was appointed to the NJ State Appraisal Board by Governor
Christie.

Frank J. Stanziola is the President of Frank J. Stanziola & Associates, a real estate appraisal
and consulting firm. Mr. Stanziola currently holds the Certified General Real Estate
Appraiser designation with the State of New Jersey. He received his MAI designation in
1981 with the American Institute of Real Estate Appraisers.
Frank J. Stanziola became President of City Appraisal Services in 1982 and established 10
regional offices based in Arizona, Colorado, Florida, and New Jersey. City Appraisal Services
annually completed approximately 24,000 assignments consisting of residential,
commercial, and industrial appraisals, as well as feasibility and market studies. Mr.
Stanziola also held positions with major financial institutions where he led a team
responsible for the acquisition of joint venture commercial real estate projects as well as
the work out of non- performing assets. He became the Senior Vice President of a major
Princeton, New Jersey based financial institution where he was the Chief Appraiser and
served on committees that were responsible for new loan originations and the
management of troubled assets.
Mr. Stanziola has been a certified National Instructor for the American Institute of Real
Estate Appraisers, the Society of Real Estate Appraisers, and the Appraisal Institute. He has
taught numerous appraisal courses throughout the United States.
