SUMMARY The Project Manager will be responsible for the management oversight of all construction activities that take place on the work site, ensuring the highest of standards with respect to workmanship and efficiency. The Project Manager is responsible for the efficient and controlled use of all labour, equipment, tools, supplies, materials and other resources and will regularly report on such things as personnel, job costs, scheduling, procurements and safety related matters. Other responsibilities will include the planning and scheduling of the work, maintaining accurate and detailed records of all materials used and the progress made on the job. RESPONSIBILITIES Reports to company President Superintendants and Project Coordinators will report directly to the Project Manager Ability to read plans, specifications, details, sections, elevations, schematics, shop drawings and all other documentation Strong management, delegation, planning and leadership skills Possess a valid driver’s license, no restrictions Excellent time management skills Strong attention to detail High level of sound, independent judgment and reasoning Proven integrity when dealing with Clients, Subcontractors, Consultants, City Officials and other Project Stakeholders A solid understanding of construction specifications, methods and procedures Sufficient experience with contract law, Lien Act legislation, insurance and bonding Excellent oral and written communication skills Proficient knowledge and use of MS Office software (Excel, Word, Outlook), Adobe Acrobat, AutoCAD, MS Projects, Timberline and other related applications Dependable, adaptable, flexible, creative, innovative, able to make decisions and possess good judgment Ability to manage stress effectively Ability to manage emotions and prevent them from interfering with the optimum performance of subcontractors, staff as well as self Excellent communicator Team player, dedicated to highest levels of customer service, professionalism and quality workmanship Assist the Superintendent with the initial mobilization and set up of the construction site Ensure the highest standards of workmanship and efficiency Ensure the efficient use of all labour, equipment, materials and other resources Take an active role in the selection, training, assignment and supervision of project staff, including monitoring of performance, aptitude and skill sets while providing regular feedback Assist in the resolution of design issues, change disputes, material defects and equipment problems Accurately manage all project administration activities, including, payroll, timekeeping, labour coding, equipment coding, materials coding, purchase order coding and safety reporting Establish clear and effective lines of communication between all staff, subcontractors and suppliers Maintain effective labour relations through compliance with safety policies, labour agreements, and resolution of issues related to grievances and fair treatment Ensure total compliance with the corporate Occupational Health & Safety Program in addition to all Worksafe BC regulations and requirements Deliver all projects in a safe, timely and profitable manner Manage and model site safety having zero tolerance for dangerous safety infractions at all times. Accountable for the performance of the Project Coordinator, Superintendent, Assistant Superintendent, Finishing Superintendent and Quality Assurance personnel Work closely with the Customer Care department and ensure that all homes are delivered as per business plan deficiency targets Work closely with Customer Care department, Project Coordinator and Superintendant to capture all warranty documentation required for the final homeowner manuals assembly and client distribution Provide extensive pre-construction input into project design prior to execution including participation in project budgeting and bid award processes Review and comment on all project plans, specifications, company construction handbooks and contracts Maintain accurate and thorough daily records of all work activities on all assigned projects Coaching of direct reports including: assessing skill sets, development of a career plan and working with direct reports to ensure successful execution of their projects Develop reporting structures for Project Coordinators and Superintendants to report back to the Project Manager for daily logs, safety infractions, schedule changes, client or vendor communications Contribute to the development of our culture including, communicating our core values and purpose to trades, suppliers and other staff, making daily/regular contribution to making this company a great place to work Performs regular reviews and updates (at least twice weekly) of construction schedule(s) ensuring that milestones and pre-planned target completion dates are met Participate in regular meetings with clients, consultants, subcontractors and staff Ensure that job site notice board(s) are kept up to date and in good condition in accordance with corporate policies Actively participate in the review, approval and processing of change requests and change orders Maintain all plans with changes, revisions, clarifications and pertinent information clearly noted Perform full and detailed takeoffs of all project related quantities, for use in preparation of various estimates Develop a company database of costs using unit rates for similar estimating projects Provide value engineering and cost saving input throughout the project life cycle Review, approve and have full control over properly coding all invoices and purchase orders Review monthly job cost reports, budgets, estimates, schedules and other project related documentation and submit to Company President every two weeks Manage all subcontracts, ensuring that subcontractors fulfill terms and scope obligations Work with Project Coordinator to ensure that procurements are kept up to date and logged accordingly Work with Project Coordinator to ensure that O&M Manuals are properly prepared and provided by the various subcontractors for every project Ensure that site staff properly execute all required documentation protocols Receive, review and approve subcontractor billings against all project budgets Prepare monthly progress or staged progress billings for clients Coordinate and manage all lien holdback releases and monitoring of same in accordance with applicable legislation Create thorough and detailed subcontractor / vendor scopes of work Have full control over files and server organization with regards to the Projects drive with input from your project team Be proficient using MS Project 2007 as a project scheduling tool – monitor and update all assigned projects as required Signing authority for purchase orders, CR’s, CO’s is granted on day of signing this agreement Signing authority for subcontract agreements will be executed by the President and granted to the Project Manager within 3 months of signing this agreement by formal notification The company President will sign all prime contracts between the company and clients Discuss any risk or liability issues as they arise with the company President QUALIFICATIONS Five (5) years of custom residential project management experience; Project Management Professional (PMP) certification would be an asset; Gold Seal Certification would be an asset; Excellent written and verbal communication skills; Analytical thinking to develop solutions, make recommendations or propose action plans; Proficient knowledge and use of MS Office software (Excel, Word, Outlook), Adobe Acrobat, AutoCad, MS Project, Timberline (Sage 300 Construction and Real Estate) and other related applications; Two (2) year building technologist (AST) would be an asset; Journeyman carpenter would be an asset; An extremely positive attitude and a genuine desire to work in a team environment.
