March 1, 2015 Dear Homeowners: As we move into spring, The Ridge HOA Board would like to remind everyone that each homeowner has the responsibility of maintaining their house and yard to an acceptable standard. To that end, our Architecture Committee will be conducting its bi-annual inspection approximately two weeks from the date of this letter, thus, now is an excellent time for everyone to catch up on their outstanding yard work prior to then. Specifically, (1) lawns should be kept neat, mowed regularly and cleared of weeds, (2) leaves should be raked and disposed of during the fall season and (3) plants, shrubs and trees in front yards should be pruned or trimmed regularly. Unfortunately, some of the lots in our development have fallen behind on some of these tasks. In general, we are an understanding and casual HOA, however, currently the neighborhood is not displaying as good an appearance as expected and required by our HOA CC&R’s (Covenants, Conditions and Restrictions). Relevant excerpt from The Ridge CC&R's: ARTICLE VIII - MAINTENANCE OF LOTS Section 1. Exterior Maintenance by Owner. Each Lot and Residence shall be maintained by the Owner in a neat, clean and sightly condition at all times and shall be kept free of accumulations of litter, junk, containers, equipment, building materials and other debris. All refuse shall be kept in sanitary containers sealed from the view of any Lot; the containers shall be emptied regularly and their contents disposed of off the Properties. No grass cuttings, leaves, limbs, branches, and other debris from vegetation shall be dumped or allowed to accumulate on any part of the Properties, except that a regularly tended compost device (approved by the ACC) shall be permitted. Each Lot Owner shall maintain their lawn and landscaping in a condition consistent with the maintenance standards of THE RIDGE community. This includes, but is not limited to, watering the lawn and maintaining the landscaping on the Lot Owner's property. Please remember, it is in everyone's best interest to maintain our lots at a decent standard, enhancing the appearance of our neighborhood for ourselves, as well as our neighbors, while at the same time keeping our property values at a higher level. After the inspection, homeowners who appear to be in non-compliance with required standards will be contacted directly by the Architecture Committee. Thank you! The Ridge HOA Board
