HPCH Policy Review –The Board will consider amending the HPCH Unit Maintenance Guide and HPCH Collections Policy to reflect recent changes to the Florida Statutes that allow the Association to collect the costs of common element repairs from homeowners that fail to follow the Association’s maintenance and renovation rules. b. Vehicle Gates – Proposals received to re-wire all electrical to the three vehicle gates, to replace all of the underground sensors associated with the vehicle gates, and to replace the gate arm operators at the vehicle gates. New Business a. Budget Meeting – Schedule Budget Workshop date and Budget Meeting date b. Guests’ Use of Amenities –A resident requested the ability to provide personal training services to other residents and non-residents in the fitness center. The BOD will discuss the potential liability and approval process surrounding the use of the amenities (e.g. fitness center, pool) by personal trainers. Approvals Via Email: a. Reserve Study Update – Emily Shaw moved to approve an update to our Reserve Study with Reserve Advisors for a total cost of $4,000 to be paid from Reserves, Mark Truax seconded the motion. All in favor, motion carried. b. Landscaping – Emily Shaw moved to approve the proposal from Fieldstone Landscaping, dated 7/23/13 in the amount of $2,596.58 for the completion of the final C-shaped bed. Susanne Williams seconded the motion. All in favor, motion carried. c. HPCH Bicycle Policy - Emily Shaw moved to approve the amended HPCH Bicycle Policy, Susanne Williams seconded the motion. All in favor, motion carried. d. HPCH 2013 Hurricane Policy – Emily Shaw moved to approve the 2013 Hurricane Policy including the three ‘to-do lists’; Jill Marcus seconded the motion.
