The following information is provided to help you get your security deposit returned without any misunderstandings:
Submit your 30-Day Notice to Vacate (you may do this on our website or send written notice to our office).
Remember to clean your rental property inside/outside to avoid charges against your deposit. Refer to the
Move-Out checklist and Move-Out Charges for further information.
Return the keys to Safeguard – including door, mailbox, recreation tag, parking pass, etc. Put garage door opener(s) in a kitchen drawer.
Safeguard has 30 days to return your security deposit. Security deposits will be mailed to the forwarding address you provide to us within 30 days after you have vacated the property and returned the keys.
Please use the following checklist as a guide to completing your move out, and to help avoid deductions from your security deposit. This list, in conjunction with your original Move-In inspection sheet, will be used for your Move-Out
Inspection. We expect the premises to be in identical condition. The Property Manager will have the final responsibility for determining “normal wear and tear” and what is the result of damage abuse or neglect.
All rent and other account fees MUST be paid in full. Any unpaid balances are deducted from the Security Deposit first.
☐ All walls and ceilings dusted down & all dirt, smudges & grease washed off. Remove all nails – DO NOT PATCH,
SPACKLE OR SPOT PAINT NAIL HOLES OR TOUCH UP PAINT. If you paint and it does not match or if you do a poor job of filling holes, you will be charged for necessary painting to match the existing paint or to redo spackling.
Charges for painting depend on the length of time in the property and whether it exceeds normal wear & tear.
☐ Wipe down all baseboards, woodwork and windowsills
☐ Clean all doors and knobs inside and out
☐ Sweep & wash hallway floors and dust hallway walls
☐ Clean all light fixtures, ceiling fans, and vent covers
☐ All cabinets, drawers, countertops, and cupboards: clean all inside and outside surfaces
☐ All appliances cleaned inside and out, removing all dirt & grease - including kitchen sink & fixtures
☐ Remove lower drawer on stove and clean underneath, if possible
☐ Clean behind and between stove and refrigerator areas
☐ All hard floors swept and washed including under movable appliances
☐ ALL bathroom surfaces including toilet, tub, shower, sink, mirror, countertops, fixtures and more
☐ Thoroughly clean all bathroom fixtures – toilet(s), bathtub(s), shower(s), sinks, cabinets and drawers
☐ Clean closets, shelves and rods wiped down
☐ Clean all windows, dust blinds, screens and return them to their proper place
☐ Storage areas cleaned and swept out
☐ Repair or replace any broken door stops
☐ LIGHT BULBS – ALL light fixtures are to have working light bulbs in ALL bulb sockets
☐ Vacuum carpets, they will be professionally cleaned when you move out
☐ Remove all items from attic, crawlspace, basement, yard, shed, etc.
☐ Garage cleaned and swept out
☐ All window wells clean and clear of trash, weeds and debris
☐ Entry area and patio need to be cleaned and free of debris
☐ Lawn, garage, outbuildings, to be free of all trash, rubbish and personal property
☐ Lawn trimmed and cut properly, including removal of leaves; flower/plant beds cleaned and free of weeds
☐ All trash and garbage to be removed from property. DO NOT PILE up garbage at the curb
☐ If your vehicle has leaked oil in the garage or on the driveway, the oil stain must be cleaned up
☐ Do not remove phone jacks, picture hooks or curtain rods and brackets
☐ Smoke alarm(s) and CO detector(s) will be in working order with good battery
ALL repairs or maintenance items that are necessary to return the premises to the identical condition as in the preoccupancy inspection are the responsibility of the Tenant. The cost of these repairs and maintenance items will be deducted from the Security Deposit or charged to you afterwards (see the attached charge list). We will seek collection for any remaining balance.
This is a list of the most common charges encountered when tenants move out and leave the premises in need of repair. Please note that these charges are minimum estimates, actual charges may vary. Normal wear and tear, and the remaining life of the item in need of repair have been considered. This list is not all-inclusive and there may be other charges for cleaning, repairs, or replacement of items.
