These rules and guidelines pertain to the recreational facilities used by residents of River
Shores, River Terrace and River Bend Condominium Associations. These facilities are
collectively designated as The Middle River Club, Inc. (MRC) These facilities are operated and
maintained by the Middle River Club Board of Directors consisting of three (3) representatives
from River Shores and one (1) each from River Terrace and River Bend for a total of five (5)
representatives.
These rules are intended to ensure the proper care of the facilities for the benefit and
enjoyment of all the residents. In this regard, it is not the unique responsibility of the Middle
River Club(MRC) board to enforce the rules. Residents also share the responsibility for
upholding the rules and should acquaint their guests/visitors to the rules which relate to the
use of our facilities. All residents are encouraged to enforce the rules by tactfully pointing out
the rules, POSTED THROUGHOUT the FACILITIES, to anyone committing a violation. Any
serious or continuing violations should be called to the attention of the Board Members
whose names are posted on the bulletin board in the clubhouse and on the bulletin board of
each association building.
Note: A guest is any person(s) who may be staying on property even when the owner is not
present. Guests are entitled to all privileges of the owner and are bound by the same rules
and guidelines. It is the owner's responsibility to inform their guests of these rules.
A Visitor is anyone who is visiting for the day and is not staying overnight.

The pool is open from 8:00AM to 10:00PM Sunday through Thursday and 8:00AM
to 10:30PM Friday and Saturday. The exception to these hours are when the pool must
be closed for brief periods of time for maintenance and cleaning.
Only residents and their guests/visitors may use the pool. A resident is limited to five
(5)visitors who must be accompanied by the resident in the pool area.
By Board of Health Rules and Regulations, a person must shower each time before
entering the pool. Suntan oils must be washed off before entering the pool.
Sunbathing is not allowed on the pool coping or at poolside. Lounge chairs are provided
for this purpose. Please do not block stairs and ladder entrances to pool.
A towel must be used on lounges and chairs when sunbathing. Lounges and chairs may
not be reserved by placing towels on them. Please remove your towels when leaving
the pool area. Board members will remove towels from chairs and lounges if owners
are not in the pool area.
Only bathing suits may be worn in the pool. Cut-offs and jeans are not allowed.
Absolutely no food or eating is allowed inside the fenced in pool area. Drinks are
allowed in cans or non-breakable containers. Picnic areas are located at both the
East and West ends of the clubhouse where food may be consumed.
Soap showers and shampooing of hair are not permitted at the outdoor showers.
All persons using the pool do so at their own risk. There is no lifeguard on duty. The
Middle River Club Inc. and participating condominium associations are not responsible
for any injuries sustained in and around the pool or patio area.
No Diving, Running, Shoving Others, or Excessive Horseplay is allowed in the pool or
pool area.
No Flotation Devices, except those used by children and handicapped persons, are
allowed in the pool. Swimmies, noodles and dumbbells may be used.
Swimming diapers must be worn by children.
Children under the age of sixteen (16) must be accompanied by the adult resident when
in the pool or pool area.
Restrooms and sauna baths are NOT to be used as dressing rooms.
Umbrellas must be closed (cranked down) when leaving the pool area.
The Board reserves the right to ask anyone violating the Rules to leave the pool area.

Middle River Club Rules
for
Clubhouse & Kitchen
1.
Clubhouse and kitchen are available for use by residents and their guests only. Both
areas are completely non-smoking.
2.
All social events in the clubhouse are limited to ninety-three (93) persons.
3.
The clubhouse and kitchen may be reserved by residents for special events and private
parties as per the "agreement for use" guidelines which are available in the River
Shores Association Office.
4.
The Middle River Club Board must approve all reservations for the private use of the
clubhouse and kitchen. The applicant must be in residence of one of the three
"community" complexes River Shores, River Terrace, and River Bend at the time of the
application and attend the function. The applicant will be responsible for insuring
that all guidelines and rules are adhered to.
5.
Parties of fifteen (15) or less may not exclusively reserve any area of the clubhouse or
kitchen.
6.
Recreational furnishings must be restored to their original arrangement. Kitchen
utensils, glasses, dishes and cookware must be cleaned and returned to their
appropriate storage areas. Towels are to be taken to laundry areas and returned after
they are washed and cleaned. All trash and garbage must be removed and placed in
the appropriate receptacle provided in the clubhouse at the conclusion of the function.
7.
The clubhouse may not be reserved for private parties on "Holidays or Holiday Eves"
unless the Board does not have a planned function. Reservations for the private use of
the clubhouse and kitchen should be made at least two (2) weeks in advance.
8.
No Wet Bathing Suits, Bare Feet, or other inappropriate attire allowed in the clubhouse.
Men should have shirts and women should wear bathing suit cover-ups.
9.
The clubhouse is available for use between the hours of 8:30AM to 10:00PM Sunday
through Thursday and 8:30AM through 10:30PM Friday and Saturday. Special hours
for the reservation of the clubhouse can be granted with MRC Board approval!

Middle River Club Rules--for--Billiards Room
1.
The billiards room will be open from 8:30 AM to 10:00PM Sunday through
Thursday and 8:00AM--10:30PM on Friday and Saturday.
2.
The billiards room is for use by residents and their overnight guests. Visitors must be
accompanied by the unit resident. No person under the age of 16 may use the
billiards room and any person under the age of 18 must be accompanied by the unit
resident.
3.
Billiards tables may be reserved by placing your name and requested time of
reservation on the clip/board in the billiards room. Reservation begins on the
requested time and lasts for one hour if others are waiting to play.
4.
Anyone practicing must yield to those who have reservations.
5.
Food and beverages are not allowed in the billiards room.
6.
No bathing suits or bare feet allowed in billiards room.
7.
Lights must be turned off after use. Please help us conserve.

Middle River Club Rules
FOR
Shuffle Board and Tennis Court
1.
Shuffleboard courts are to be used by residents and guests only. A maximum of 6
people, including at least 1 resident, are allowed at any one time.
2.
Equipment must be returned to shuffleboard cabinet at the end of play. Hours for the
use of the courts are daily from 8:30 AM to 9:30 PM.
3.
Reservations for the tennis court are based on the first come first serve basis. Please
be courteous and limit playing time to 90 minutes if others are waiting to play.

Middle River Club Rules
for
Exercise Room
1.
The exercise room is for use by residents and their guests only. Visitors(non-overnight
persons) must be accompanied by the unit resident.
2.
Please use paper towels to clean handles and bars and seats on equipment after
exercising. This will help us to maintain a healthy exercise room for everyone to
enjoy.
3.
Please unplug and turn off treadmill after each use and limit the use of any piece of
equipment to 30 minutes if others are waiting to use that equipment.
4.
Please return weights to their proper area and help us maintain a neat, orderly and
safe exercise room.
6.
No wet swimwear and bare feet allowed in the exercise room.
7.
No one under the age of 16 is allowed in exercise room. Any person under the age of
18 must be accompanied by an adult resident.
8.
The exercise room is open for use between the hours of 8:30 AM to 10:00PM.

Middle River Club Rules for Boat Dockage
Docking a boat at the MRC is a privilege not a right and is offered to unit owners and tenants
who reside on property. Docking privileges is offered on a first come first serve basis and
must be approved by the MRC Board. Each boat must be registered with the MRC Board and
the owners of such boat shall comply with the rules and regulations established by the MRC
Board regarding the use of the dock and of the common areas governed by the MRC Board.
These rules may be subject to change from time to time as seen necessary by the MRC Board.

Dockage is offered to persons in residence at River Shores, River Terrace and River Bend
only.
All boat slips must have, at boat owners expense, ladders installed for safety reasons.
There are no exceptions to this rule.
Motorized boats should not be secured to pilings only.
Proper mooring and/or cleats must be used to prevent stress and damage to the
wooden dock and pilings.
Registration is to be renewed annually and requires where applicable:
a.
Current and valid Fl registration.
b.
Copy of title/proof of ownership, and insurance verification
c.
If owner is a tenant a copy of current lease must be on file with MRC
Board in the River Shores Office.
All boats must be properly maintained and kept aesthetically pleasing to the members
of the MRC or docking privileges could be revoked.
Owners of each boat must designate an alternate responsible party for the care of such
boat whenever the owner is off of property. This is not necessary if the boat is moved
to an off- site storage area. MRC is not responsible for any damage to any boat caused
by inclement weather or by an accident caused by other watercraft.
Boat owners are responsible for any damage their craft or mooring may cause to the
dock or boardwalk. Owners must make restitution to the MRC for expenses incurred in
repairing damage caused to the dock or boardwalk by the mooring of their watercraft.
Kayak owners must supply mooring brackets approved by the MRC Board and install
such brackets, at owner's expense, in accordance with the guidelines established by
the MRC Board.

Middle River Club Rules--Miscellaneous

Use of the gas grills, located on the West patio area of the clubhouse are for the use of
residents and guests. Please limit usage to one (1) hour if others are waiting to use a
grill. Use is based on first come first serve and may be used between the hours of
8:30am -- 8:30pm seven (7) days per week. Grills and area surrounding them should be
thoroughly cleaned after each use.
Dogs and other pets are not permitted on MRC property. This includes all MRC
recreational areas and the boardwalk.
Chairs, tables and other furniture may not be moved from the clubhouse or the pool
area without the permission of the MRC Board.
No playpens are permitted in or around all recreational areas.
No running, jogging, bicycling or skateboarding is allowed on the boardwalk or in any of
the common recreational areas.
No construction refuse, refrigerators, tiles, tubs, carpeting, or paint of any kind may be
left in the bulk waste area. Cardboard boxes must be broken down and placed directly
into the dumpster in the building they came from. Only small household appliances,
old lamps, bookcases, small chairs and tables, may be placed inside the bulk waste area
No items will be placed outside the fenced in area.
Any matter not covered in these rules may be decided upon by a majority rule of the
MRC Board. Any of the afore mentioned rules and regulations may be modified,
changed, or deleted at the discretion of the MRC Board.
Bicycles may be stored at the bicycle storage/racks area located in the parking lot in
front of the Heather Building. Further information may received from the River Shores
Office.
